DescriptionThis is an Overall Development Plan application for a one-lot residential subdivision of a ±10-acre parcel located on the south side of Volco Road, approximately 680 feet west of its intersection with Lingo Grove Road, in the Edgewater area. Potable water and sewage disposal are proposed to be provided by an on-site well and septic tank system. The zoning classification is Prime Agriculture (A-1), and the Future Land Use Map designation is Agricultural Resource (AR). CONDITIONS OF APPROVAL The DRC approved the Overall Development Plan application 2023-S-ODP-0208, subject to the submittal of revised plans to the satisfactory resolution of staff comments, and with the following waiver and conditions: 1. Waivers to Sections 72-612(a) General requirements for paved and unpaved streets, of the LDC, to allow development to access on a substandard county-maintained road. 2. Right-of-way dedication of 40 feet from each side of centerline, is required. The prescriptive right-of-way must be dedicated by deed and any remaining required right-of-way may be dedicated by easement. 3. Unpermitted structures and encroachments referenced in the attached Zoning comments may be addressed through Code Compliance action and are not required to be resolved prior to issuance of a Development Order. 4. A conservation easement, encompassing 15 percent of the property, is required prior to issuance of an Overall Development Plan Development Order. 5. Issuance of a Development Order cannot occur until 31 days after notice is received from the Florida Department of Economic Opportunity for Ordinance 2023-06.
