This role is responsible for supervising the site service team, overseeing building system repairs and upkeep, managing preventative maintenance, and ensuring a high standard of service delivery.</span></p><p><span style=\"color: rgb(0, 0, 0);\"><strong>Key Responsibilities:</strong></span></p><ul type=\"disc\"><li style=\"color: rgb(0, 0, 0);\">Supervise and support the maintenance team in daily operations</li><li style=\"color: rgb(0, 0, 0);\">Train, manage, and evaluate service team performance</li><li style=\"color: rgb(0, 0, 0);\">Coordinate schedules and delegate maintenance tasks effectively</li><li style=\"color: rgb(0, 0, 0);\">Oversee capital improvement projects with the Regional Manager</li><li style=\"color: rgb(0, 0, 0);\">Inspect property grounds, building systems, vacant units, and fire alarms</li><li style=\"color: rgb(0, 0, 0);\">Plan and implement preventative maintenance and curb appeal initiatives</li><li style=\"color: rgb(0, 0, 0);\">Ensure timely response to service tickets (within 24 hours)</li><li style=\"color: rgb(0, 0, 0);\">Assist team with completing maintenance work orders as needed</li><li style=\"color: rgb(0, 0, 0);\">Maintain accurate maintenance records and notify management of issues</li><li style=\"color: rgb(0, 0, 0);\">Maintain compliance with safety regulations, Fair Housing, and company policies</li><li style=\"color: rgb(0, 0, 0);\">Order and track maintenance inventory and supplies</li><li style=\"color: rgb(0, 0, 0);\">Oversee unit turnovers to meet quality and timeline standards</li><li style=\"color: rgb(0, 0, 0);\">Ensure maintenance shop remains clean and organized daily</li><li style=\"color: rgb(0, 0, 0);\">Schedule and manage outside contractors for specialized work</li><li style=\"color: rgb(0, 0, 0);\">Maintain pool, spa, gym, and laundry equipment (where applicable)</li><li style=\"color: rgb(0, 0, 0);\">Secure all property keys and monitor key logs</li><li style=\"color: rgb(0, 0, 0);\">Complete and approve site team payroll using ADP</li><li style=\"color: rgb(0, 0, 0);\">Be available for 24-hour on-call support, responding to calls within 15 minutes and arriving on-site within 30 minutes when necessary</li><li style=\"color: rgb(0, 0, 0);\">Perform mandatory snow and ice removal during winter weather events</li><li style=\"color: rgb(0, 0, 0);\">Bring and maintain necessary tools for daily tasks</li><li style=\"color: rgb(0, 0, 0);\">Perform other duties as assigned</li></ul><p><span style=\"color: rgb(0, 0, 0);\"><strong>Qualifications:</strong></span></p><ul type=\"disc\"><li style=\"color: rgb(0, 0, 0);\">Strong knowledge of plumbing, electrical, HVAC, and general building systems</li><li style=\"color: rgb(0, 0, 0);\">Skilled in diagnosing and resolving maintenance issues</li><li style=\"color: rgb(0, 0, 0);\">Excellent leadership, organization, and time management skills</li><li style=\"color: rgb(0, 0, 0);\">Familiar with Microsoft Office;
