If you take pride in your technical skills, enjoy solving problems, and want to make a direct impact on residents&rsquo; quality of living, we encourage you to apply.</p><p data-start=\"732\" data-end=\"796\" data-pasted=\"true\">We are currently considering candidates for the following roles:</p><ul data-start=\"798\" data-end=\"1044\"><li data-start=\"798\" data-end=\"878\"><p data-start=\"800\" data-end=\"878\"><strong data-start=\"800\" data-end=\"828\">Maintenance Supervisor I &amp; II</strong></p></li><li data-start=\"879\" data-end=\"981\"><p data-start=\"881\" data-end=\"981\"><strong data-start=\"881\" data-end=\"910\">Maintenance Technician I, II, &amp; III</strong></p></li></ul><p data-start=\"732\" data-end=\"796\">If you have experience in apartment maintenance and enjoy hands-on work in a team environment, we want to hear from you.</p><p><strong>Duties can include but not limited to:</strong></p><ul><li>Diagnose and make repairs in such areas as but not limited to, appliances, carpentry, hardware accessories, masonry, painting and basic electricals, plumbing and HVAC.</li><li>Complete Assigned Service requests and repairs consistent with company procedures. Assist in preparing vacant apartments for market-ready status in accordance with company standards.&nbsp;</li><li>Perform maintenance service orders associated with preventive maintenance programs, building and safety inspections, and annual unit inspections.</li><li>Maintain Grounds and curb appeal through snow removal, landscaping, and trash management activities.&nbsp;</li><li>Be available for on-call activity during off hours and emergency based on predetermined schedules and needs.</li></ul><p><strong>&nbsp; Qualifications vary per position</strong></p><ul><li>High school diploma or GED&nbsp;</li><li>3 or more years of related experience for Maintenance Tech II &amp; III and supervisor roles</li><li>Knowledge of facilities management standards, concepts, practices, procedures, and policies with the ability to apply them</li><li>Knowledge of electrical, carpentry plumbing, appliances, and HVAC</li><li>Customer service and ability to communicate effectively both orally and in writing.</li><li>Ability to be flexible and adaptable in various situations.</li><li>Ability to work independently and dependently in a team-driven environment</li></ul><p><strong>&nbsp;</strong><strong>Physical Demands and Work Conditions:</strong></p><ul><li>The person in this role must be able to position him/herself (ex: kneel, crawl, crouch down) to fulfill the essential functions of the role more than half the time.&nbsp;</li><li>The person in this role must be able to spend time walking more than half the time.</li><li>This position requires the ability to remain in a stationary position (standing and/or seated more than half the time.&nbsp;</li><li>This position requires the ability to spend less than half the time viewing computer monitors.</li><li>This position operates machinery and/or equipment that requires the constant use of hands/fingers/wrists (ex: typing, sweeping, slicing deli meat, operating the Point-of-Sale system, etc.) more than half the time.</li><li>This position&rsquo;s work area is climate-controlled (heat/AC) less than half the time.&nbsp;</li><li>This position requires work outdoors more than half the time.</li><li>This position is exposed to hazard/chemical materials less than half the time.</li><li>The person in this position must be able to identify and distinguish between colors all of the time.</li><li>This position operates heavy machinery less than half the time</li><li>The person in this position must be able to maneuver (lift, move, carry, slide, etc.) &nbsp; 40-75lbs.</li></ul><p><strong>&nbsp;</strong><strong>Travel Requirements:&nbsp;</strong></p><ul><li>This position does not commute between regional offices/distribution centers.&nbsp;</li><li>This position requires overnight travel less than 25% - 50% of the time.&nbsp;</li><li>This position requires on-call or emergency response travel 50% - 75% of the time.</li></ul><p><strong>&nbsp;</strong><strong>Other Duties:&nbsp;</strong></p><ul type=\"disc\"><li>Perform other duties as assigned.&nbsp;</li></ul><p><strong id=\"isPasted\">Horning is an equal opportunity employer.
