      "content": "<div>\n\n<li>Coach, develop and mentor direct and indirect team members to achieve company expectations.</li>\n<li>Foster a spirit of teamwork, collaboration and unity among all departments.</li>\n<li>Assist with setting individual team members annuals goals.</li>\n<li>Ongoing review of goals and performance.</li>\n<li>Provide effective performance feedback and appropriately communicate through department meetings, one on one meetings and regular interpersonal communication.</li>\n<li>Review and implement measures to address opportunities identified in annual employee engagement survey.</li>\n\n<div>&nbsp;</div>\n<div><em>Property Management</em></div>\n\n<li>Engage and manage suppliers and contractors to ensure that all required services are being performed in accordance with service level agreements.</li>\n<li>Conduct property inspections in the context of reviewing and improving the asset plans and ensuring quality control.</li>\n<li>Liaise with internal experts and consultants on life safety and environmental matters.</li>\n<li>Oversee property administration and legal matters pertaining to portfolio.</li>\n<li>Liaise with external consultants to review and appeal property tax assessments.</li>\n<li>Support building intelligence initiatives within portfolio.&nbsp;</li>\n<li>Collaborate with Technical Services team on execution of preventative maintenance program and day-to-day facilities management.&nbsp;</li>\n<li>Support Technical Services and Development teams in execution of repositioning projects, base building capital projects, energy retrofits, landlord’s work, and tenant leasehold improvements.</li>\n<li>Support Energy Management team in execution of sustainability plan to reduce energy and water consumption, carbon emissions, and maximize waste diversion within portfolio to achieve corporate ESG targets.&nbsp;</li>\n<li>Lead process for third-party building certifications, if applicable.</li>\n<li>Ensure compliance with all national, provincial, and municipal legislation, regulations and codes, including health and safety, and environmental programs.</li>\n<li>Support the Life Safety and Security team and, as appropriate, respond to after-hours emergency calls by going to the site and taking the necessary actions required.</li>\n<li>Ensure compliance with management agreements, as required.</li>\n<li>Other duties as assigned.</li>\n\n<div>&nbsp;</div>\n<div><em>Strategic Asset Planning</em></div>\n\n<li>Provide strategic portfolio and property planning, including leading the preparation of Asset Plans and Annual Property Budgets.</li>\n<li>Identify and prepare cash flow analysis of value creation opportunities within the portfolio.</li>\n<li>Make recommendations regarding leasing strategies, property operations and capital improvements in respect of each property and support or execute as required.</li>\n<li>Support the acquisition, development, and disposition of properties, actively participate in the due diligence process, and oversee the transition of new assets into the portfolio and implementation of underwriting plans.</li>\n<li>Implement and manage risk mitigation strategies for the portfolio.&nbsp;</li>\n<li>Conduct thorough market research to support Asset Plans and new investment opportunities.</li>\n\n<div>&nbsp;</div>\n<div><em>Portfolio Performance</em></div>\n\n<li>Lead inter-departmental monthly financial reviews to ensure timely delivery of results and the advancement of key strategic priorities.</li>\n<li>Work collaboratively with the Technical Services, Energy Management, Life Safety and Security, Property Accounting, Leasing and Development teams to execute property-specific asset plans and deliver results in accordance with the annual operating and capital budget to maximize portfolio NOI, FFO, AFFO and NAV.&nbsp;</li>\n<li>Manage the accounts receivable process to ensure timely collection of monthly rent and tenant charges, assist with difficult accounts.</li>\n<li>Provide input on the appraisal of all assets within portfolio.</li>\n<li>Forecast and monitor all financial and non-financial metrics.</li>\n\n<div>&nbsp;</div>\n<div><em>User Experience</em></div>\n\n<li>Ensure exceptional customer service delivery.</li>\n<li>Build strong relationships with users through regular interactions and Allied’s User Engagement Program.</li>\n<li>Review user surveys and implement measures to enhance user satisfaction and retention.</li>\n<li>Lead or support new user onboarding.</li>\n\n</div>"

      "content": "<div>\n\n<li>3-5 years of relevant commercial real estate industry experience in multiple disciplines including asset management, property management, acquisitions and leasing.</li>\n<li>Undergraduate degree in Business, Economics, Finance or Real Estate.</li>\n<li>Highly developed written and oral communication skills.</li>\n<li>Strong people management abilities, including a proven ability to build relationships.</li>\n<li>Strong analytical and strategic thinking capabilities.</li>\n<li>Strong knowledge of, and experience with, financial modeling and analysis, including Microsoft Excel.</li>\n<li>Working knowledge of real estate valuations and returns.</li>\n<li>Solid understanding of building fundamentals and construction.</li>\n<li>Ability to work in a fast-paced environment and carry out multiple responsibilities simultaneously.</li>\n<li>Team player attitude.</li>\n\n<div>&nbsp;</div>\n<div><em>Would be an asset:</em></div>\n\n<li>MBA and/or graduate degree in real estate or finance.</li>\n<li>Industry designations.</li>\n<li>Knowledge of Yardi.</li>\n\n</div>"
