    "ExternalDescriptionStr": "<p style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\"><strong>Come join our amazing team and work a hybrid schedule!</strong></span></p><p style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\">&nbsp;</span></p><p style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\">The Liquidation Negotiator negotiates short sale offers and deeds in lieu of foreclosure presented to the company via real estate agents, attorneys, and other third parties.&nbsp; Recommends best available exit strategy for borrowers while reducing loss severity for the company. Perform all duties in accordance with company policies and procedures and all state and federal regulations. The Target Pay range for this position is $23.50 - $27.00 + monthly incentive.&nbsp;</span></p><p style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\"><strong>What you'll do:</strong></span></p><ul style=\"list-style-type: disc;\"><li style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\">Receives inbound calls to answer borrower, real estate agent, attorney and authorized third party questions regarding Liquidation and deed in lieu of foreclosure requests.</span></li><li style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\">Conveys approvals and declines to real estate agents, attorneys, and authorized third parties.</span></li><li style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\">Negotiates and formulates counter offer that reduces loss severity and meets or exceeds company-determined property valuation, and presents counter offer to real estate agents, attorney, and authorized third parties.</span></li><li style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\">Submits negotiated files to senior management for approval.</span></li><li style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\">Declines purchase offers with excessive variance between purchase offer price and company-determined property valuation.</span></li><li style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\">Compares purchase offer selling price with company-determined property valuation to determine appropriate counter offer.</span></li><li style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\">Prepares loss analysis worksheet to determine the loss severity of the purchase offer or deed in lieu of foreclosure submitted.</span></li><li style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\">Postpones foreclosure sales when additional time is needed to review and approve Liquidation and/or deed in lieu of foreclosure requests.</span></li><li style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\">Performs all other duties as assigned.</span></li><li style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\">Ability to understand opposing points of view on highly complex issues and to negotiate and integrate different viewpoints</span></li><li style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\">Ability to make decisions that have significant impact on the immediate work unit and monitor impact outside the immediate work unit</span></li><li style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\">Ability to organize and prioritize own work schedule on short-term basis (longer than one month) and within allotted work schedules</span></li><li style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\">Strong working knowledge of Microsoft Office Suite (Word, Excel, etc.)</span></li></ul><p style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\"><strong>&nbsp;What you'll need:</strong></span></p><ul style=\"list-style-type: disc;\"><li style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\">High school diploma or equivalent required.</span></li><li style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\">Some college courses in business or finance preferred.</span></li><li style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\">Two (2) or more years of related experience in loss mitigation/negotiation required.</span></li><li style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\">Knowledge of Microsoft Suite at intermediate level preferred.</span></li><li style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\">Knowledge of mortgage/real estate terminology required.</span></li><li style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\">Knowledge of industry and/or company-specific software in sales/collections required.</span></li></ul><p style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\">&nbsp;</span></p><p style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\"><strong>Our Company:</strong></span></p><p style=\"line-height: normal;\"><span style=\"font-family: Calibri, sans-serif;\">Carrington Mortgage Services&nbsp;is part of The Carrington Companies,&nbsp;which provide integrated, full-lifecycle mortgage loan servicing assistance to borrowers and investors, delivering exceptional customer care and programs that support borrowers and their homeownership experience.
