Other duties may be assigned.</span></span></p>\n<ul>\n<li><span style=\"font-size: 15px\">Set up, maintain, and close field office and ensure that the project is secure at all times;</span></li>\n<li>Thorough understanding of plans and specifications to plan procedures for each phase of construction;</li>\n<li>Understand where potential issues lie in the plans and specs (i.e. items with long lead times, etc.) and identify/ provide solutions;</li>\n<li>Demonstrates a strong financial understanding of the financial implications/ picture involved in all decision making;</li>\n<li>Assist Preconstruction Department in establishing budgets, estimating reviews, constructability Reviews/ Suggest ways to shorten process  (phasing);</li>\n<li>Assist with the development of project schedules for specific scopes of work and identifies issues and provides solutions;</li>\n<li>Verify that mock-ups match the specs and are approved before any material is installed;</li>\n<li>Ensure work-in-place is installed per plans and specs and QC is adhered to the standards of the construction industry;</li>\n<li>Work with PM to ensure that 3 week look-ahead is up-to-date, provide input. </li>\n<li>Submit, monitor and update 3 week look-ahead schedule with on-site staff and subcontractors weekly;</li>\n<li>Conduct weekly Subcontractor/ Forman meetings;</li>\n<li>Maintain Subcontractor Badging Program daily;</li>\n<li>Conduct safety meetings and ensure that all safety regulations are followed by the company and subcontractor crews. Collect safety              meeting attendance sheets from subcontractors;</li>\n<li>Create, review submittals (identify compliance/ specifications) and maintain the project submittal log with the project engineer;</li>\n<li>Maintain a rolling punchlist weekly and complete punchlist and close-out in a timely fashion;</li>\n<li>Maintain a project closeout checklist leading up to CofO;</li>\n<li>Maintain all jobsite documentation:  ensure all subs provide proof of insurance and review status for expiration dates, complete all daily        reports and logs, review subcontractor invoices and provide documentation and backup for resolution of subcontractor claims;</li>\n<li>Work with PM weekly regarding Subcontractor P.L.O. issues;</li>\n<li>Commit to subcontractor’s/ KBE for the proper back-up for PCO or deduct change orders;</li>\n<li>Maintain as-built drawings on-site weekly;</li>\n<li>Use of Backcharge notifications and log;</li>\n<li>Use of safety notifications and log;</li>\n</ul>\n<p><br></p>\n<p><span style=\"text-decoration: underline\"><span style=\"font-weight: bold\">Education, Experience, &amp; Qualifications:</span></span></p>\n<p><span style=\"font-size: 15px\">To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.</span></p>\n<p><br></p>\n<ul>\n<li><span style=\"font-size: 15px\">10+ years of construction industry experience in the role of a Lead Superintendent; </span></li>\n<li><span style=\"font-size: 15px\">Experienced and competent in supervising projects in at least four (4) out of the</span></li>\n</ul>\n<p><span style=\"font-size: 15px\">        following eight (8) markets (Major Retail, Apartments/Condos, Higher Education, </span></p>\n<p><span style=\"font-size: 15px\">        Healthcare/Medical, Senior Living, K thru 12 Schools, Federal, Mixed use);</span></p>\n<ul>\n<li><span style=\"font-size: 15px\">Experienced and competent in supervising projects utilizing three (3) out of the following five (5) structural systems (Structural steel, Wood framing or timber framing, Cast-in-place concrete, Precast concrete, Cold formed metal framing);</span></li>\n<li><span style=\"font-size: 15px\">Experienced and competent in managing projects utilizing the following two (2) delivery methods (General Contractor – Lump Sum Contractor, Construction Management as Constructor – Guaranteed Maximum Price (GMP) contract;</span></li>\n<li><span style=\"font-size: 15px\">Experience and competency in managing projects utilizing the design-build delivery method is also preferred but not a prerequisite;</span></li>\n<li><span style=\"font-size: 15px\">Successfully completed the role of the Lead Superintendent at least one (1) project with a construction value over $15 million where the facility remained operational and the construction proceeded in multiple phases;</span></li>\n<li><span style=\"font-size: 15px\">Successfully completed in the role of the Lead Superintendent at least one (1) project each with construction value over $25 million with one of those projects being a Construction Management as Constructor delivery method;</span></li>\n<li><span style=\"font-size: 15px\">Proficient in understanding and following plans and specifications in the construction of projects; </span></li>\n<li><span style=\"font-size: 15px\">Proficient in controlling job costs and adhering to progress schedules;</span></li>\n<li><span style=\"font-size: 15px\">Strong organizational and time management skills;</span></li>\n<li><span style=\"font-size: 15px\">Demonstrates sound decision making capability;</span></li>\n<li><span style=\"font-size: 15px\">Ability to work with multiple priorities and tight deadlines and constraints in a high stress environment;</span></li>\n<li><span style=\"font-size: 15px\">Proficient in Blueprint reading and in understanding scheduling logic;</span></li>\n<li><span style=\"font-size: 15px\">Proficient in all of the16 divisions, with a broad understanding of MEP;</span></li>\n<li><span style=\"font-size: 15px\">Ability to manage and motivate subcontractors and coordinate construction teams;</span></li>\n<li><span style=\"font-size: 15px\">Solid communication skills;</span></li>\n<li><span style=\"font-size: 15px\">Proficient in the use software programs such as MS Office Suite (Excel, Outlook, etc.) and other jobsite software.</span></li>\n<li>NOTE: Some project travel may be required.</li>\n</ul>\n<p><br></p>\n<p><span>KBE Building Corporation is an Equal Opportunity/ Affirmative Action Employer.  All qualified applicants will receive consideration for employment without regard to race, color, religion, sex, national origin, disability or protected Veteran status</span></p>\n<p><br></p>\n<p><span>KBE is a VEVRAA Compliant Federal Contractor.</span></p>",
