Oversee and inspect work performed by the maintenance team.</li>\n <li>Manage a system for prioritizing/handling resident service requests and preventative maintenance. Ensure resident service requests are performed timely and professionally.</li>\n <li>Keeps MSDS sheets current and readily accessible. Maintain required logs and logbooks.</li>\n <li>Stay current on pertinent laws, EPA and OSHA regulations governing property storage and management of hazardous materials, including solvents, flammables, caustics, and refrigerants.</li>\n <li>Maintain constant awareness of the condition of physical property throughout the community and immediately correct unsafe conditions.</li>\n <li>Create a culture of safety. Instruct staff on proper use and guidelines for using personal protective equipment (PPE).</li>\n <li>Provide new maintenance employee orientation training.</li>\n <li>Maintain accurate records daily in the property management software system regarding preventive maintenance, service requests, expenditures, apartment make‐ready status, work‐in‐progress, etc.</li>\n <li>Maintain organization of maintenance shop. Must be available for on-call emergencies and weekend shifts.</li>\n <li>Outdoor Work: Must be comfortable with and enjoy working outdoors year-round.</li>\n <li>Customer Service: Strong customer service skills and a positive attitude are essential.</li>\n</ul>\n<h2>Pay Range</h2>USD $33.00 - USD $38.00 /Hr.",
