    "description": "<p><span style=\"font-weight: bold\">Job Overview</span></p>\n<p>CHAP’s Tayside office is recruiting an experienced Contracts Manager to oversee multiple sites, ensuring all operations comply with CHAP processes and procedures. The role is key in enforcing strong Health &amp; Safety and Quality Assurance standards, while managing budgets and programmes to meet contract requirements.</p>\n<p>The successful candidate will lead by example, ensuring teams act professionally to maintain and enhance the company’s reputation with clients and within the industry.</p>\n<p><br></p>\n<p><span style=\"font-weight: bold\">Main tasks</span></p>\n<ul>\n<li>Overall management including programme progress, cost control, direct labour management and management of sub-contractors.</li>\n<li>Liaising with project design teams to ensure design is in place timeously by ensuring the team has an information release schedule in place.</li>\n<li>Design project programme by studying job specifications to determine appropriate construction methods; schedule the project in logical steps and budget time required to meet deadlines.</li>\n<li>Undertake site inspections and visits on a regular basis to ensure the project is carried out in a safe and organised manner; inspect and review projects to monitor compliance with building and safety codes and other regulations.</li>\n<li>Liaise with public utilities, local authorities and NHBC or similar (where applicable) to ensure relevant orders are placed and consultation takes place to meet the project programme.</li>\n<li>Monitor the statutory notices, warning notices and advisory notices, fire escape signs and relevant posters that are displayed in workplace.</li>\n<li>Confer with supervisory personnel, subcontractors and designers to discuss and resolve potential construction problems.</li>\n<li>Monitor and manage sub-contractors from appointment through contract progress and after project conclusion including safety, quality and performance, as well as buildability / sequencing / Traffic management &amp; Storage Plans / Key Programme Dates &amp; Durations</li>\n<li>Manage and chair/attend sub-contractor meetings as required or ensure these are carried out and recorded on a weekly basis with key sub contractors</li>\n<li>Investigate damage, accidents or delays at construction sites, to ensure that proper procedures are being carried out.</li>\n<li>Manage project conclusion including completion of operation and maintenance information addressing defects, archive records and performance reviews.</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-weight: bold\">Qualifications &amp; Competencies</span></p>\n<p><span style=\"font-weight: bold\">Essential</span></p>\n<ul>\n<li>CSCS Card</li>\n<li>Driver’s licence</li>\n<li>Strong interpersonal skills and the ability to influence, persuade, guide, manage and motivate others.</li>\n<li>In-depth previous experience within the construction industry.</li>\n<li>In-depth experience within a Contracts Manager, Project Manager, Senior Site Manager, or similar role within the construction sector.</li>\n<li>Excellent time management and prioritisation skills.</li>\n<li>Computer Literacy – including proficiency in the use of Microsoft Office.</li>\n<li>Minimum 2 years’ management experience including strategic planning and directing of projects.</li>\n<li>Ability to confront and challenge difficult situations in a proactive manner and implement change</li>\n</ul>\n<p><span style=\"font-weight: bold\">Desirable</span></p>\n<ul>\n<li>SMSTS</li>\n<li>CSCS Manager’s card</li>\n<li>Bachelor degree related to construction or engineering, or equivalent industry experience.</li>\n<li>Hold, currently undertaking, or be willing to achieve in a timely manner a Management NVQ/SVQ Level 5 or above.</li>\n<li>First Aid at Work, 3-day course or equivalent.</li>\n<li>Risk Assessment &amp; Method Statement qualification.</li>\n<li>Power Project Experience</li>\n<li>Maintain up-to-date knowledge of best practice.</li>\n<li>Proven experience of developing innovative ideas to develop and retain employees.</li>\n<li>A strategic thinker able to deal with operational issues, opportunities and obstacles.</li>\n</ul>",
