Gilbane is seeking a <strong>Project Manager II</strong> to serve as the on-site Gilbane manager, responsible for the overall direction, completion, and financial outcome of a medium-sized construction project. You will protect and promote the interests of both Gilbane and the client in all matters as well as demonstrating the personal characteristics of a developing leader.  </p>\n<h2>Responsibilities</h2>\n<p>Pre-construction</p>\n<ul>\n <li>Schedule, organize and coordinate meetings – including meeting minutes</li>\n <li>Budget – review and evaluate the client overall project budget (estimating skills)</li>\n <li>Track Budget if requested</li>\n <li>Track document filings – Designers and contractors</li>\n <li>Constructability reviews</li>\n <li>Scope development</li>\n <li>Bid document development</li>\n <li>Bid review and recommendations as to most capable and qualified proposal</li>\n <li>Permit tracking</li>\n</ul>\n<p>Construction</p>\n<ul>\n <li>Assist the client in development of a master Progress Schedule</li>\n <li>Review and coordinate Vendor’s progress schedule</li>\n <li>2 week look ahead schedule development and monitoring</li>\n <li>Evaluate Vendor’s personnel and equipment commitments</li>\n <li>Assist client in minimizing delays and change orders</li>\n <li>Evaluate means and methods of construction proposed and utilized by the vendors</li>\n <li>Coordinate temporary facilities and utilities</li>\n <li>Submittal review</li>\n <li>Construction monitoring for safety, quality and schedule adherence</li>\n <li>Coordinate inspections – DOB, Special Inspectors, Design Consultants</li>\n <li>Material inspections – conformance to contract documents</li>\n <li>RFI Administration</li>\n <li>Develop Change Order Report – validity of submission, cost estimate</li>\n</ul>\n<h2>Qualifications</h2>\n<p><strong>EXPERIENCE/EDUCATION</strong></p>\n<ul>\n <li>Bachelor’s or Master’s degree in Engineering or Construction Management</li>\n <li>5-10 years of experience</li>\n <li>Or equivalent combination of education and experience</li>\n</ul>\n<p><strong>KNOWLEDGE, SKILLS & ABILITIES</strong></p>\n<ul>\n <li>Strong technical and communication skills are critical</li>\n <li>Ability to work in a team environment</li>\n <li>Knowledge of industry standard software, Microsoft Office (preferred)</li>\n</ul>\n<p> </p>\n<p>Salary to be determined based on factors such as geographic location, skills, education, and/or experience of the applicant, as well as the internal equity and alignment with the team.</p>\n<p> </p>\n<p>For New York, NY this ranges from $110,000.00 - $150,000.00 plus benefits and retirement program.</p>\n<p> </p>\n<p><em>Gilbane offers an excellent total compensation package which includes competitive health and welfare benefits and a generous profit-sharing/401k plan.
