Painter Essential Duties and Responsibilities:
Communicating with supervisor to determine the painting requirements and helping make the best decisions for the projects. Complete make-ready process of vacant apartments as directed by the Maintenance Director. Covering trim, floors, furniture and other surfaces with masking tape, drop cloths and other protective coverings to keep them free of paint. Preparing surfaces to be painted by washing them, filling holes and cracks with putty and sanding them until they’re smooth. Applying primer and other sealers to paint surfaces to ensure that paint sticks to them. Mixing and matching paint, stain and other finishes to job specifications if necessary. Applying paint, stain and other finishes to paint surfaces using paintbrushes, rollers or sprayers. Maintaining an inventory of supplies like paint brushes, rollers and tarps. Removing old finish using scrapers or chemical compounds. Estimating time and material costs on painting projects. Cleaning machines, equipment and work areas using water, solvents and other cleaning aids. Reviewing and implementing work orders and assignments. Removing and reinstalling fixtures (e.g., doorknobs, electric switch covers) as necessary. Responsible for alerting the Maintenance Director of any unusual occurrence and/or damage that have taken place or that may occur. Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees. Assure safety standards are used which comply with all company, local, City, State and Federal guidelines. Ensure compliance of all work-related activities in a fair, ethical, and consistent manner. Follow established company policies and those outlined in the Employee Handbook. Special projects and other responsibilities as may be determined. Experience/Training/Education/Certification:
High school diploma or equivalent. Experience painting residential or commercial spaces. Knowledge of all the applicable health and safety standards. Good planning and organization skills. Attention to detail. Solid communication skills. Good balance and physical strength. Physical Demands:
While performing the duties of this job, the employee is regularly required to stand; walk; use hands to finger, handle, or feel; and reach with hands and arms. The employee frequently is required to climb or balance; stoop, kneel, crouch, or crawl; and talk or hear. The employee is occasionally required to sit and taste or smell. This job requires exerting 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. While performing the duties of this job, the employee is frequently exposed to moving mechanical parts, outside weather conditions, and risk of electrical shock. The employee is occasionally exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; extreme cold; extreme heat; and vibration. The noise level in the work environment is usually moderate. While performing the duties of this job, the employee may be occasionally exposed to body fluids, infection, odors, and behavior of residents.
Educational Requirements
High School Diploma. Completion of a vocational training program in painting, carpentry, or a related trade is preferred. Professional Requirements
Certification in painting, construction, or a related field is preferred. Experience Requirements
Experience in a healthcare or large institutional setting is a plus. Knowledge Requirements
Knowledge of painting techniques, surface preparation, and different types of paint and finishes. Familiarity with basic repair procedures for plumbing, electrical, and carpentry. Understanding of safety regulations and procedures. Skill Requirements
Proficient in using painting tools and equipment. Ability to perform basic repairs and maintenance tasks. Strong problem-solving skills. Ability to work independently and as part of a team. Personal Abilities
High level of integrity and honesty. Attention to detail and quality of work. Ability to follow instructions and work safely. Strong work ethic and reliability. Positive attitude and customer service orientation.
