Description Position Summary The Property Management Analyst – Business Development is responsible for supporting B.HOM’s growth strategy through financial analysis, underwriting, and the development of high-quality pitch materials for prospective and current clients. This role plays a critical part in evaluating new business opportunities, preparing market and asset-level analyses, and producing polished presentations that clearly articulate B.HOM’s value proposition. The Analyst will partner cross-functionally with Operations, Marketing, Accounting, and senior leadership to ensure accuracy, clarity, and alignment across all deliverables. The individual in this role must exhibit strong analytical capability, exceptional attention to detail, and a commitment to representing the company in a professional and courteous manner. Essential Job Functions Conduct detailed underwriting analyses for prospective management assignments, including rent rolls, operating statements, capital needs assessments and budgeting, expense modeling, and NOI projections. Develop, refine, and deliver high-quality pitch decks, proposals, and client-facing presentations that clearly communicate B.HOM’s management philosophy, performance expectations, and competitive differentiation. Evaluate student housing markets using industry data sources, demographic trends, supply pipeline research, competitor analysis, and enrollment metrics. Prepare executive-level summaries and recommendations that support decision-making for senior leadership and ownership groups. Partner with the EVP/COO and executive leadership on strategic initiatives, portfolio reviews, and proposal strategies. Coordinate with internal departments- including Operations, Sales/Marketing, HR, Accounting, Systems, Operations Support, and IT – to ensure proposal materials and underwriting inputs reflect accurate, up-to-date information. Assist in the development and maintenance of standardized financial models, templates, and tools used for underwriting and presentations across the company. Support due diligence efforts for new business opportunities, including document review, property assessments, market tours, and client communication. Assist in onboarding of newly secured management assignments as a liaison with new clients. Ensure all work aligns with the organization's mission, vision, and values and reflects the professionalism expected of B.HOM executive-level deliverables. Other duties as assigned. Minimum Qualifications / Skills Bachelor’s Degree in Business, Finance, Real Estate, Economics, or related field. 1–3 years of experience in student housing, multifamily, real estate investment, consulting, or property management analytics. Strong financial modeling and analytical skills; advanced proficiency with Excel required. Exceptional PowerPoint skills with demonstrated ability to produce polished, client-ready presentations. Experience in Entrata. Strong written and verbal communication skills, including the ability to translate complex analyses into professional, concise executive summaries. Ability to manage multiple projects simultaneously, prioritize effectively, and meet tight deadlines. Strong organizational and time-management skills with exceptional attention to detail. Ability to travel as needed for site visits, client meetings, and due diligence activities. Work Schedule Generally 8:00 a.m. – 5:00 p.m., Monday–Friday, or as needed to meet business development deadlines. Physical Requirements / Environment This position operates in a professional office environment and requires frequent use of a computer, analysis tools, and presentation software. Occasional travel to properties or client offices may be required. The individual in this role must exhibit strong analytical capability, exceptional attention to detail, and a commitment to representing the company in a professional and courteous manner. \\n\\n\\n\\n\\nEssential Job Functions\\n\\n\\n\\tConduct detailed underwriting analyses for prospective management assignments, including rent rolls, operating statements, capital needs assessments and budgeting, expense modeling, and NOI projections.\\n\\tDevelop, refine, and deliver high-quality pitch decks, proposals, and client-facing presentations that clearly communicate B.HOM&rsquo;s management philosophy, performance expectations, and competitive differentiation.\\n\\tEvaluate student housing markets using industry data sources, demographic trends, supply pipeline research, competitor analysis, and enrollment metrics.\\n\\tPrepare executive-level summaries and recommendations that support decision-making for senior leadership and ownership groups.\\n\\tPartner with the EVP/COO and executive leadership on strategic initiatives, portfolio reviews, and proposal strategies.\\n\\tCoordinate with internal departments- including Operations, Sales/Marketing, HR, Accounting, Systems, Operations Support, and IT &ndash; to ensure proposal materials and underwriting inputs reflect accurate, up-to-date information.\\n\\tAssist in the development and maintenance of standardized financial models, templates, and tools used for underwriting and presentations across the company.\\n\\tSupport due diligence efforts for new business opportunities, including document review, property assessments, market tours, and client communication.\\n\\tAssist in onboarding of newly secured management assignments as a liaison with new clients.\\n\\tEnsure all work aligns with the organization&#39;s mission, vision, and values and reflects the professionalism expected of B.HOM executive-level deliverables. \\n\\tOther duties as assigned.\\n\\n\\n\\n\\n\\nMinimum Qualifications / Skills\\n\\n\\n\\tBachelor&rsquo;s Degree in Business, Finance, Real Estate, Economics, or related field.\\n\\t1&ndash;3 years of experience in student housing, multifamily, real estate investment, consulting, or property management analytics.\\n\\tStrong financial modeling and analytical skills; advanced proficiency with Excel required.\\n\\tExceptional PowerPoint skills with demonstrated ability to produce polished, client-ready presentations.\\n\\tExperience in Entrata.\\n\\tStrong written and verbal communication skills, including the ability to translate complex analyses into professional, concise executive summaries.\\n\\tAbility to manage multiple projects simultaneously, prioritize effectively, and meet tight deadlines.\\n\\tStrong organizational and time-management skills with exceptional attention to detail.\\n\\tAbility to travel as needed for site visits, client meetings, and due diligence activities.\\n\\n\\n\\n\\n\\nWork Schedule\\n\\nGenerally 8:00 a.m. &ndash; 5:00 p.m., Monday&ndash;Friday, or as needed to meet business development deadlines. \\n\\n\\n\\n\\nPhysical Requirements / Environment\\n\\nThis position operates in a professional office environment and requires frequent use of a computer, analysis tools, and presentation software.
