    "description": "<p style=\"margin-left:0in;margin-right:0in;\"><span style=\"font-size:10pt;\"><span style=\"font-size:11pt;\">The Capital Improvement Specialist II reports to the Capital Improvement Specialist III and the Director of Capital Improvements.</span></span></p>\r\n\r\n<p style=\"margin-left:0in;margin-right:0in;\"><span style=\"font-size:10pt;\"><strong><span style=\"font-size:11pt;\">RESPONSIBILITIES</span></strong></span></p>\r\n\r\n<ul>\r\n\t<li><span style=\"font-size:10pt;\"><span style=\"font-size:11pt;\">Work with the Capital Improvements Specialist III and Superintendents to plan and implement all capital improvement projects and renovation work.</span></span></li>\r\n\t<li><span style=\"font-size:10pt;\"><span style=\"font-size:11pt;\">Work closely with Capital Improvements Specialist III to complete projects within established budgets and timelines.</span></span></li>\r\n\t<li><span style=\"font-size:10pt;\"><span style=\"font-size:11pt;\">Must be able to write comprehensive scopes of work that are project specific. </span></span></li>\r\n\t<li><span style=\"font-size:10pt;\"><span style=\"font-size:11pt;\">Must be able to work in conjunction with other employees within the department without issues.</span></span></li>\r\n\t<li><span style=\"font-size:10pt;\"><span style=\"font-size:11pt;\">Assist in all Capital Improvement Specialist issues including, but not limited to, electrical repairs, plumbing repairs, carpentry work, custodial work and concrete, masonry, HVAC, roofing fencing and signage when needed.</span></span></li>\r\n\t<li><span style=\"font-size:10pt;\"><span style=\"font-size:11pt;\">Perform touch-up &amp; complete painting, to interior and exterior communities on an as needed.</span></span></li>\r\n\t<li style=\"text-align:justify;\"><span style=\"font-size:10pt;\"><span style=\"font-size:11pt;\">Perform carpentry work, such as fitting doors, freeing windows, replacing, and building shelves, sanding, and refinishing floors etc.</span></span></li>\r\n\t<li><span style=\"font-size:10pt;\"><span style=\"font-size:11pt;\">Keep equipment clean and in orderly working condition.</span></span></li>\r\n\t<li style=\"text-align:justify;\"><span style=\"font-size:10pt;\"><span style=\"font-size:11pt;\">Have constant knowledge regarding contracts and vendors, their services, and goods.</span></span></li>\r\n\t<li style=\"text-align:justify;\"><span style=\"font-size:10pt;\"><span style=\"font-size:11pt;\">Must be conscious of a safe work environment.</span></span></li>\r\n\t<li style=\"text-align:justify;\"><span style=\"font-size:10pt;\"><span style=\"font-size:11pt;\">Must own most tools of the trade; skill saw, air compressor, nail guns and all hand tools. </span></span></li>\r\n\t<li style=\"text-align:justify;\"><span style=\"font-size:10pt;\"><span style=\"font-size:11pt;\">Must attend Company sponsored events and training that relate to the development of the team.</span></span></li>\r\n\t<li style=\"text-align:justify;\"><span style=\"font-size:10pt;\"><span style=\"font-size:11pt;\">(If necessary) Must have current license and be insured to drive for company business.</span></span></li>\r\n\t<li style=\"text-align:justify;\"><span style=\"font-size:10pt;\"><span style=\"font-size:11pt;\">Must have dependable transportation to get to and from job site.</span></span></li>\r\n\t<li style=\"text-align:justify;\"><span style=\"font-size:10pt;\"><span style=\"font-size:11pt;\">Must have a telephone and inform supervisor of current phone number.</span></span></li>\r\n\t<li style=\"text-align:justify;\"><span style=\"font-size:10pt;\"><span style=\"font-size:11pt;\">Must be able to read, write and speak English.</span></span></li>\r\n\t<li style=\"text-align:justify;\"><span style=\"font-size:10pt;\"><span style=\"font-size:11pt;\">Must be able to perform all trades.
