Reports To: Facilities Manager
Salary: $18.00- $19.00 per hour and competitive benefits package
Location: Triangle Towers at Case Western Reserve University

Capstone On-Campus Management (COCM), with headquarters in Birmingham, Alabama, is a group of student housing professionals focused exclusively on the management of housing communities owned by non-profits and/or highly affiliated with a university.
Summary
The Triangle Towers is a residential facility for Graduate Students at the Case Western Reserve. The facility consists of 281 apartments. The Custodian is primarily responsible, as part of a team, for overall cleanliness of the interior and exterior of the building, the common areas, all bathrooms and projecting a student focused and professional image with all internal and external interactions.
Essential Duties & Responsibilities:
Works in support the whole Facilities Team in their duties and responsibilities; creating a student first environment excelling in customer service, communication, and quality of service. Clean common areas which includes halls, stairways, public restrooms, common area bathrooms, offices, lounges, elevators, laundry room, trash rooms, corridors, kitchens, etc. Clean and sanitize public and in-residence restrooms, including replenishing bathroom supplies. Sweep, scrub, and mop floors as well as vacuuming rugs and carpeting. Strip, clean, buff and apply floor sealer and floor finish to hard surface floors, as well as extract carpeting and upholstered furniture. Clean, dust and wipe furniture. Collect and dispose of trash. Pick up debris and recyclables inside and outside the building Wash accessible interior and exterior windows, door panels, and sills. Assist with the setup of facilities for meetings and events. Use and maintain assigned equipment: floor scrubber, dry carpet extractor, pressure washer, vacuums, brooms, mops and squeegees. Follow instructions and safety procedures regarding the use of chemicals and supplies. Move furniture, equipment, supplies and tools. Launder cleaning rags and dust mops. Respond to emergencies when necessary Complete all items on Daily Cleaning Checklist. During certain times of the year clean apartments prior to move in or during a facilities emergencies. Other duties as assigned.
Qualifications
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Required qualifications:
High school diploma or GED. At least 1 year of experience in working within a janitorial and/or custodial position with general cleaning skills. Verbal communication skills, including proficient reading comprehension and delivery. Must have troubleshooting skills. Must be a team player, we all must work together as we strive to provide the best service possible for our customers. Must have personal initiative when seeing a need for cleaning within the community. Ability to lift and/or move up to 50 pounds. Availability to work Monday – Friday 8:00am-5:00pm Preferred qualifications
High school diploma or GED. Two to four years of relevant experience and expertise in janitorial, custodial and/or cleaning services as well as in generally accepted janitorial / custodial practices.
Certification in a recognized Janitorial/Sanitation system and/or product Previous experience working within a custodial program in multifamily housing facilities, student housing campus facilities or hospitality management industry
This position will work Monday through Friday 8:00am to 5:00pm (with a 1-hour lunch). Occasional overtime weekend work is required.
