Porter / Groundskeeper
About the Role:
The Porter / Groundskeeper is responsible for maintaining the community’s exterior and common areas to ensure a clean, safe, and visually appealing environment. This role supports overall property appearance through tasks such as pool maintenance, landscaping, and general repairs. All duties are performed using company-provided materials and equipment in accordance with manufacturer guidelines and safety standards.
Responsibilities:
Trash Cleanup: Clean and maintain trash areas, including dumpsters, to ensure a neat and presentable appearance at all times.
Pool Maintenance: Arrange furniture and trash receptacles in pool areas. Test and maintain proper pool chemical levels daily in accordance with manufacturer guidelines.
Facility Cleanliness: Maintain cleanliness in common areas such as club facilities, offices, laundry rooms, walkways, parking lots, and entrances.
Landscape Maintenance: Perform supplemental landscaping and irrigation repairs. Assist with mowing, edging, trimming, weeding, and planting when contractors are unavailable.
Apartment Turnovers: Prepare vacated apartments for new residents, including cleaning, trash removal, and minor repairs.
Light Maintenance: Conduct exterior lighting checks and assist with bulb replacement and minor repairs.
General Repairs: Support miscellaneous maintenance needs such as digging, breaking concrete, and moving equipment.
Signage & Notices: Post notices and signage as directed by the supervisor.
Parts & Supplies: Travel to suppliers to pick up necessary parts and materials as needed.
Qualifications: Education: High school diploma or equivalent preferred.
Experience: Previous groundskeeper or porter experience preferred but not required.
Certification: Current pool operator’s certification required.
Skills: Ability to read, write, and understand English; basic technical skills to complete routine tasks.
