Description

GSF Properties Inc. is looking for a Community Manager in Lemoore, CA, come join a dynamic property management team! In this role, you will oversee the effective management, marketing, and maintenance of the apartment community while achieving the financial objectives of the owner and management company and ensuring full compliance with all applicable regulatory standards and requirements. This position is scheduled Monday through Friday, 8:00 AM to 5:00 PM during winter hours and 9:00 AM to 6:00 PM during summer hours, with weekend availability as needed. The annual salary for this role is $70,304 per year . Collaborate with the Regional Supervisor to establish and maintain appropriate rent levels. Review rent schedules and oversee the preparation and submission of rent increases and lease renewals. Maintain optimal occupancy levels while supporting retention strategies. Ensure timely and accurate processing of move-ins, move-outs, and renewals. Adhere to company marketing policies and complete all required reporting. Ensure the property, buildings, and grounds are consistently well maintained. Report property incidents, accidents, and injuries in accordance with company policies and procedures. Address resident concerns and resolve conflicts promptly and in line with site guidelines. Support maintenance operations by partnering with the maintenance team to deliver a high-quality product through preventive maintenance, efficient repairs, and an organized make-ready process. Demonstrate extensive experience managing large properties and teams, with strong organizational, financial planning, and critical-thinking skills. Provide excellent customer service with strong communication, follow-up, and problem-solving abilities. Apply a high level of understanding of marketing strategies, including website updates, online reputation management, remodel oversight, and unit turn management in a fast-paced environment. Partner with the Regional Supervisor to prepare and manage the operating budget, as well as plan community capital improvements, repairs, contract development, and negotiations.
