Our comprehensive management services include full accounting, payroll, reputation management, and auditing, along with investment analysis, due diligence, and support for property acquisitions to align with our clients' strategic goals.</p><p><br></p><p><strong>JOB SUMMARY:</strong></p><p>As a <strong>Regional Manager (Affordable HUD/LIHTC)</strong> with Cornerstone, you will oversee many properties in a portfolio. You will make decisions in order to achieve the overall objectives of the communities in your region. You’ll hire, train, mentor, lead and inspire a team of property management professionals. You’ll oversee financial budgeting and reporting and you’ll manage the marketing and leasing efforts for all apartment communities in the portfolio.</p><p>If you possess a customer-focused mindset, can oversee or be a part of the daily operations and management of a multi-family residential community, and want to be a part of our company’s growth, we want to hear from you!</p><p>The ideal candidate should have experience with Market Rate lease-up and LIHTC affordable multi-residential properties. This is a HUD Regional Manager for the San Diego and Los Angeles area, and must have HUD and LIHTC experience.</p><p><br></p><p><strong>CLASSIFICATION: </strong>&nbsp;8am - 5pm Full-Time, Salary/Exempt</p><p><br></p><p><strong>COMPENSATION: </strong>TBD (Eligible for Quarterly Bonuses and Monthly Commissions)</p><p><br></p><p><strong>RESPONSIBILITIES:</strong></p><p>The Regional Property Manager is a business and team leader. They are responsible to the overall success of their portfolio. Key responsibilities include:</p><p><br></p><p><strong>Manage property operations</strong></p><p>· Inspect Property on a regular basis and verify the condition of vacant units on both scheduled and unscheduled intervals.</p><p>· Manage daily property requirements and maintain long-range capital improvements planning.</p><p>· Ensure all monies received are deposited and recorded on a regular basis and confirm proper bookkeeping procedures are followed.</p><p>· Review weekly/monthly property status and financial reports.</p><p>· Promptly respond to residents’ concerns, comments, and/or complaints.</p><p>· Create a sense of team among properties while maintaining the policy of non-fraternization.</p><p>· Review and refer to any liability claims, legal complaints, or other violations to the legal department and/or corporate office.</p><p>· Cultivates and retains relationships with owners, partners and executives for assigned portfolio.</p><p><br></p><p><strong>Oversee property maintenance with the assistance of the maintenance team</strong></p><p>· Review reports for repairs and maintenance and evaluate timely completion of work orders.</p><p>· Oversee compliance with required permits for operating the property, such as, poll, elevator, etc.</p><p>· Monitor electric, water, and gas usage on the property.</p><p>· Ensure make ready turn times being met in compliance with company policy.</p><p><br></p><p><strong>Maintain and manage all financial responsibilities</strong></p><p>· Review and approve yearly operating budgets/forecasts and sales/marketing plans. Oversees compliance with budget goals.</p><p>· Control costs by reviewing expenses on an on-going basis.</p><p>· Review and approve capital invoices for payment in a timely manner.</p><p>· Review variance reports and other weekly reports.</p><p>· Assist and review reclass and accrual needs with site and accounting team.</p><p><br></p><p><strong>Manage property personnel</strong></p><p>· Create, mentor, and manage a cohesive property management team in accordance with policies.</p><p>· Coordinate orientation and ongoing training programs for property managers.</p><p>· Review and approve performance reviews for staff and make recommendations for salary increases and/or advancement.</p><p><br></p><p><strong>Manage time off for property managers and submit payroll for processing</strong></p><p>· Ensure staff completes new hire safety orientation, as well as annual safety training.</p><p>· Follow company procedures and report any Workers Compensation issues and/or employee incidents immediately to the Workers Compensation carrier, to management, and to Human Resources.</p><p>· Develop employee performance goals and plans. Work with Human Resources on any employee concerns and terminations.</p><p><br></p><p><strong>Manage, create, and monitor marketing activities</strong></p><p>· Understand the market and any other aspects of the sub-market that could impact occupancy and/or income of the property.</p><p>· Review and provide input on the creation of marketing surveys and approve marketing strategies to secure prospective residents.</p><p>· Consistently reviews, evaluates and interprets market conditions and recommends adjusted rental and renewal pricing strategies as needed to drive occupancy and revenue growth.</p><p>· Ensures that web sites and collateral materials are accurate and updated.</p><p><br></p><p><strong>Perform other duties as assigned or requested to support property operations</strong></p>",
