Our passion is building.</p>\n<h2>Responsibilities</h2>\n<p><strong>Conceptual Estimating</strong></p>\n<ul>\n <li>Review and understand project documents at a conceptual and schematic level</li>\n <li>Execute cutting-edge, pixel-perfect digital takeoffs for mission-critical data center infrastructure, pioneering precision that transforms every square foot into a technological powerhouse of performance</li>\n <li>Preparation of internal estimates based on use of historical cost information from bids/completed work</li>\n <li>Able to complete design review/analysis to identify value engineering opportunities</li>\n <li>Preparation of proposal information for clients</li>\n <li>Produce accurate budgets from conceptual and schematic design phases through final estimates that are consistent with the organization’s goals and strategy</li>\n</ul>\n<p><strong>Bid Administration</strong></p>\n<ul>\n <li>Prepare and maintain status of plan reproduction</li>\n <li>Solicit and maintain communication with subcontractors and vendors</li>\n <li>Prepare subcontractor bid packages</li>\n <li>Transmit addenda and other bid information to subcontractors</li>\n <li>Ensure proper coverage from subcontractors on bid day</li>\n <li>Unleash innovative negotiation strategies to revolutionize subcontractor pricing and drive exceptional value</li>\n</ul>\n<p><strong>Project Knowledge</strong></p>\n<ul>\n <li>Review bid requirements thoroughly and ask follow-up question on every bid</li>\n <li>Has a thorough understanding of the scope for specific trades assigned</li>\n <li>Develop RFI’s and clarifications and ensure adequate subcontractor coverage</li>\n <li>Perform a comprehensive “bid day” analysis and scoping of specific assigned trades</li>\n <li>Understand how to fit subs to the size/scope of project</li>\n <li>Create bid lists that fit scope of job, ensuring the right subs for the project</li>\n <li>Include value engineering ideas on every bid</li>\n</ul>\n<p><strong>Subcontractor award</strong></p>\n<ul>\n <li>Thoroughly checks requirements to buy the proper scope</li>\n <li>Award subs in a timely manner to ensure release of materials</li>\n <li>Ensure that subs are aware of (and commit to) the project schedule</li>\n <li>Provide subs with as much information as possible (PM, Super, permit status, etc.)</li>\n</ul>\n<p><strong>Stakeholder Management</strong></p>\n<ul>\n <li>Identify and qualify new subcontractors and material suppliers</li>\n <li>Lead stakeholders through the design and preconstruction phase of assigned projects</li>\n <li>Support business development in reviewing preliminary budgets with clients</li>\n <li>Oversee internal team, including project managers, to prepare costs estimates using a competitive strategy </li>\n <li>Lead client meetings and presentations throughout the preconstruction phase of the project</li>\n <li>Negotiate for project construction services</li>\n <li>Work closely with client to help deliver a satisfactory project that meets the owner’s objectives</li>\n</ul>\n<ul>\n <li>Other duties as assigned</li>\n</ul>\n<h2>Qualifications</h2>\n<ul>\n <li>Bachelor’s degree in engineering (i.e. civil, architectural or construction), construction management or related field</li>\n <li>5+ years of estimating and bidding experience and/or turnkey project management in Mission Critical/Data Centers</li>\n <li>Proven ability to successfully lead estimates and bids of mission critical construction projects</li>\n <li>Proficient in Microsoft Excel; Knowledge of PlanSwift, iSqft, Bluebeam preferred</li>\n <li>Must be authorized to work in the United States and not require work authorization sponsorship by our company for this position now or in the future.</li>\n</ul>\n<p> </p>\n<p><strong>Competence-based Qualifications:</strong></p>\n<ul>\n <li>Strong communication skills – both written and verbal</li>\n <li>Able to interact with all levels of the organization and external customers</li>\n <li>Strong analytical and problem-solving skills</li>\n <li>Strong organizational and time management skills; Able to independently prioritize and effectively multitask assignments</li>\n <li>Strong attention to detail and accuracy skills; Able to follow up and follow through on all requests and assignments</li>\n <li>Able to lead people, teams, meetings and deliver presentations</li>\n <li>Commitment to Brinkmann Constructors’ mission and values in all duties and responsibilities</li>\n</ul>",
