The Estimator will be responsible for preparing estimates for various project components and collaborating closely within a team environment.</span></p>\n<p><span style=\"color: rgb(0, 0, 0)\"> </span></p>\n<p><span style=\"color: rgb(0, 0, 0)\">Ideal candidates will have a background in Engineering or Construction Management, relevant field experience, proficient computer skills, excellent communication abilities, and a proactive attitude toward learning and growth.</span></p>\n<p><br><br></p>\n<p><span style=\"color: rgb(0, 0, 0)\"><span><span>Please note that this position is considered safety sensitive in accordance with Kinsley Construction policies and procedures.</span></span></span></p>\n<p><br></p>\n<p><span style=\"color: rgb(0, 0, 0); font-family: Inter, sans-serif; font-size: 12pt; font-weight: bold\">TYPICAL RESPONSIBILITIES/ESSENTIAL FUNCTIONS</span></p>\n<ul>\n<li><span style=\"color: rgb(0, 0, 0)\">Prepare scopes of work for subcontractors on upcoming bids.</span></li>\n<li><span style=\"color: rgb(0, 0, 0)\">Directly communicate with subcontractors through various channels to ensure coverage.</span></li>\n<li><span style=\"color: rgb(0, 0, 0)\">Develop project schedules.</span></li>\n<li><span style=\"color: rgb(0, 0, 0)\">Assist in problem resolution during construction.</span></li>\n<li><span style=\"color: rgb(0, 0, 0)\">Review plans and specifications and prepare RFI’s.</span></li>\n<li><span style=\"color: rgb(0, 0, 0)\">Manage bid opportunities and track coverage through Smart Bid software.</span></li>\n<li><span style=\"color: rgb(0, 0, 0)\">Create detailed estimates and update project estimates using Timberline software.</span></li>\n<li><span style=\"color: rgb(0, 0, 0)\">Prepare various takeoffs for various project components including, but not limited to, concrete, steel, carpentry, doors, specialties, and equipment installations.</span></li>\n<li><span style=\"color: rgb(0, 0, 0)\">Obtain competitive pricing from suppliers and subcontractors.</span></li>\n<li><span style=\"color: rgb(0, 0, 0)\">Coordinate material purchases and orders with the Project Manager.</span></li>\n<li><span style=\"color: rgb(0, 0, 0)\">Monitor cost on projects for variances to the estimate and for use in preparation of bids on future projects.</span></li>\n<li><span style=\"color: rgb(0, 0, 0)\">Stay updated on construction technology and methods.</span></li>\n<li><span style=\"color: rgb(0, 0, 0)\">Collaborate with the project team on strategy and project procurement.</span></li>\n<li><span style=\"color: rgb(0, 0, 0)\">Secure required bid bonds and coordinate insurance requirements.</span></li>\n<li><span style=\"color: rgb(0, 0, 0)\">Review contract requirements with in-house legal and subcontractors.</span></li>\n<li><span style=\"color: rgb(0, 0, 0)\">Coordinate final scope, contract, manpower, and schedule with subcontractors’ pre-award.</span></li>\n<li><span style=\"color: rgb(0, 0, 0);
