          "text": "<p><strong>**This position will be shared between two of our properties in Atlanta, Georgia.**</strong></p><p><strong>Responsibilities: &#xa0;</strong></p><p>Assist in all maintenance requests, preventative maintenance, and amenity area maintenance for the apartment community.<br>\nCompletes maintenance work orders for residents (service appliances, plumbing, HVAC systems, minor electrical, gate systems, pool operations, etc.).<br>\nResponds and resolves emergency maintenance requests for after business hours calls (weeknights, weekends, and holidays).<br>\nPrepares vacant apartments to make rent ready.<br>\nPerforms preventative maintenance work.<br>\nKeep the maintenance shop clean and organized; maintains adequate stock/inventory of parts for equipment, appliances, etc.<br>\nInteracts directly with residents.<br>\nMaintains logbooks and databases; enters service requests and status updates into database.<br>\nAssists in monitoring contractors work performance.<br>\nSupports the Maintenance Manager in meeting budget responsibilities.<br>\nFollows and promotes company policies and procedures.<br>\nMust make Customer Service a priority.<br>\nIf the property does not have a housekeeper, Apartment Maintenance Technician light cleaning duties will be required such as cleaning models, club houses, leasing office, emptying trash, cleaning the grounds and amenity areas, etc.<br>\nMaintain (clean, orderly, and in working conditions) all amenity areas (pool, compactors, weight rooms, parking decks, etc.)</p><p><strong>Customer Service Responsibilities</strong><br>\nA complete clean and neat uniform must be worn when working on any PAA Property including nights and weekends, if applicable. Personal appearance must be clean and neat at all times, according to PAA policy.<br>\nCommunicate with residents and prospects in a manner consistent with PAA's standards.<br>\nRead and/or listen to resident requests/complaints.<br>\nReceive resident complaints in a calm, open and professional manner.<br>\nSolve problems quickly, usually within 24 hours, or contact supervisor for immediate assistance.<br>\nDeliver newsletters, correspondence, etc. to residents' apartment.<br>\nCoordinate, set up, attend, and clean up after resident functions (food, tables, display areas, etc.) as requested by the Community Manager.</p><p>&#xa0;</p><p>#PIQ</p>",

          "text": "<p><strong>Requirements:</strong><br>\n1-3 years maintenance experience (apartment maintenance experience preferred)<br>\nTroubleshooting and problem-solving skills.<br>\nBudget or basic business finance helpful.<br>\nRefrigeration certification (type 2 or universal) or obtain in the first 90 days of employment.<br>\nValid driver's license (free from major moving violations) and dependable transportation.</p><p><strong>Physical Requirements:&#xa0;</strong><br>\nMust be able to use various hand tools and test equipment.<br>\nMust be able to bend, stoop, and kneel for extended periods of time.<br>\nMust be able to push and pull up to 300 pounds on wheels.<br>\nMust be able to lift up to 50 pounds.<br>\nMust be able to climb ladders of up to 40 feet in height.<br>\nMust be able to use a hand-truck.</p><p><strong>Special Physical Requirements</strong><br>\nAs part of your daily maintenance routine, you may be required to move<br>\nappliances from one apartment unit to another apartment unit on opposite ends of the property. The appliance may have to be transferred by means of a hand truck up one to three flights of steps. These appliances will range in weight from 75 to well over 300 pounds.<br>\nCommercial laundry rooms are equipped with single washing machines and/or stacked (double) clothes dryers which you will be required to move in order to repair and perform preventative maintenance. These machines range in weight from 120 to 300 pounds.<br>\nOn occasion, you may be involved in repairs to the building structure. You may be required to move or transport several different building type materials weighing several pounds to over 300 pounds.<br>\nAt certain times you will be required to perform maintenance on special<br>\nequipment (i.e., exercise equipment, gas grills, golf carts, car washes, amenity areas, and security gates). All functions require different physical exertion, and their weight depends on the equipment (usually in excess of 100 pounds).<br>\nYou will be required to perform certain resident service functions or make upgrades to the apartment home. An example would be to install lighting or ceiling fans. Both duties would require the work to be done using a step ladder while lifting.</p>",
