    "ExternalDescriptionStr": "<p><strong>Primary Purpose of Position:&nbsp;</strong><br>Oversee, monitor, and facilitate engineering operations for existing assets, new development, and acquisition projects in the regional portfolio. &nbsp;</p><p><br><strong>Essential Functions:&nbsp;</strong><br><i><strong>Building Operations&nbsp;</strong></i></p><ul style=\"list-style-type: disc;\"><li>Oversee management of engineering operations at existing assets and new development projects to ensure consistency of performance.</li><li>Manage the proficient operation of assets to certify all systems are maintained in first class condition. Building systems to include and not be limited to: HVAC, electrical, plumbing, elevator, energy management, and fire alarm, structural and key control.</li><li>Serve as the Regional Energy Manager responsible for cost efficient building operations.</li><li>Oversee engineering operating budgets and oversee purchasing by Chief Engineers.</li><li>Procure and evaluate bid proposals for service contracts e.g. life safety, electrical and mechanical services.</li><li>Assist Regional Property Managers to scope and bid PM related services.</li><li>Manage Angus Anywhere preventative maintenance, loss control and service call programs. Manage work productivity thru service call and preventive maintenance program reporting.</li><li>Ensure contracted maintenance, repair and/or construction activities conform to established building policies and standards.</li><li>Conduct periodic building inspection and audits to confirm compliance with operations and maintenance programs including: service call programs, preventative maintenance, loss prevention activities, safety training, hazardous materials, OSHA compliance, water treatment and record keeping.</li><li>Review tenant and base building renovation plans and specifications, providing comments relating to design problems or conflicts to existing building systems or structures.</li><li>Assist in developing standard operating procedures for the engineering teams.</li><li>Respond to building emergencies and provide backup support to Chief Engineers.</li><li>Represent Property Management at tenant construction meetings as necessary.</li><li>Coordinate and monitor regional discount purchasing programs.</li></ul><p><i><strong>Supervisory</strong></i></p><ul><li>Provide direction in managing the engineering staff through hiring, performance management and annual performance review and compensation process for assigned engineering staff, if applicable.</li></ul><p>&nbsp;</p><p><strong>Region/Building Specific Functions:</strong></p><ul><li>Perform other duties as assigned.</li></ul><p>&nbsp;</p><p><strong>Requirements and Qualifications:</strong></p><ul><li>High School Diploma or equivalent educational certification required.</li><li>Accredited technical school, military or college certification in HVAC or Operating Engineering Technologies preferred.</li><li>A minimum of 8-10 years of progressively responsible experience in the engineering, construction, and operations of class A commercial office buildings.</li><li>Knowledgeable in applicable codes and standards at local, state and federal levels for commercial office building operations; develop working relationships with both internal and external resources to assist with code review and interpretation.</li><li>Certified Energy Manager (CEM) preferred.</li><li>RPA Real Property Administrator (RPA) preferred.</li><li>Operating and/or Steam Engineering license preferred.</li><li>Licensed mechanical engineer certification preferred.&nbsp;</li><li>Knowledgeable in OSHA and National/Local Building Codes.&nbsp;</li><li>Excellent mechanical aptitude and a demonstrated proficiency in the operation, and maintenance of electrical and mechanical systems.</li><li>Excellent troubleshooting and diagnostic skills.</li><li>Excellent technical and proven problem-solving skills.</li><li>Proven customer service skills.</li><li>Excellent leadership skills.</li><li>Ability to work independently as well as an effective team member or leader.</li><li>Excellent communications and organizational skills.&nbsp;</li><li>Ability to coordinate work efficiently, set priorities and motivate others.</li><li>Ability to demonstrate multi-task management skills.</li><li>Proficiency with Microsoft Office Applications.</li><li>Valid Driver’s License required.</li></ul><p>&nbsp;</p><p><strong>Physical Requirements:</strong></p><ul><li>Involves work of a general office nature usually performed sitting such as operation of a computer.</li><li>Involves work of a general office nature usually performed standing such as operation of a fax and printer.&nbsp;</li><li>Involves movement between departments to facilitate work.</li><li>Vision ability must allow the reading of printed materials, prints and drawings.</li><li>May be required to stoop, crouch, kneel, crawl, balance, climb stairs, and work at heights and in environment with temperature ranges both while working outside and inside.&nbsp;</li><li>May be required to lift and move objects up to 50 pounds.</li><li>Travel between buildings is required.&nbsp;</li></ul><p>&nbsp;</p><p><strong>Internal and External Contacts:</strong></p><ul><li>Regularly interfaces with tenants, various BXP staff, vendors, construction professionals and consultants.</li></ul><p>&nbsp;</p><p><strong>Reporting Structure:</strong></p><ul><li>Reports to the VP, Engineering who provides supervision, guidance and evaluates work performance on a periodic basis.</li></ul><p>&nbsp;</p><p><strong>Salary Range:</strong></p><p>$154,000 - $211,160. &nbsp;BXP offers a competitive total rewards package including base salary and annual discretionary bonus. &nbsp;The range represents expected base salary;
