          "text": "<p><strong>POSITION OVERVIEW</strong></p><p>As a <strong>Maintenance Technician</strong> with Stream, you will assist in the operation and maintenance of various building systems and equipment of each property and become knowledgeable about engineering field responsibilities.</p><p><strong>PRIMARY RESPONSIBILITIES</strong></p><ul><li>Assist with performing preventive maintenance and repairs on all mechanical, electrical, plumbing, and HVAC systems, including, but not limited to, pumps, chillers, boilers, air compressors, and air handling units.</li><li>Perform general repairs, maintenance, and replacement of building components, including, but not limited to, building fixtures and appliances, plumbing, and electrical.</li><li>Apply basic knowledge and skills in HVAC distribution and controls to adjust and/or take corrective actions to resolve work orders.</li><li>Participate in the water treatment chemical programs established on the property.</li><li>Maintain operation logs and files, where appropriate, to include, but not limited to, central plant operations, chemical consumption logs, and other equipment or operation inspection logs specific to the property.</li><li>Provide concierge-style customer service to internal and external partners.</li><li>Develop understanding and usage of fire alarm and life safety systems at the assigned property.</li><li>Adhere to all Stream and property policies and procedures and safely perform all duties.</li><li>Actively participate in required training activities and seminars.</li></ul>",

          "text": "<ul><li>1-2 years of experience in Commercial Building Operations, Property Management, or a related industry preferred.</li><li>Develop sufficient computer skills to effectively administer required engineering programs.</li><li>Read and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or scheduled form.</li><li>Understand correct usage of power tools (pneumatic, electric, or engine drive), drill motors, saws, grinders, and impact wrenches, etc.</li><li>Compute basic mathematical equations.</li><li>Communicate effectively both verbally and in writing.</li><li>Maintain a calm demeanor in emergencies.</li><li>Understand and apply the correct usage of all personal safety equipment.</li><li>Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays.</li><li>Work overtime as business needs deem appropriate.</li><li>Knowledge of operating characteristics and parts of HVAC, electrical, plumbing, and hydraulic systems.</li></ul><p><strong>EDUCATION/CERTIFICATIONS</strong></p><ul><li>High School Diploma, GED, or trade school diploma preferred.</li><li>EPA Universal Certification required within 90 days of employment.</li><li>When applicable, obtain required city and/or government licenses or permits (i.e., Boiler Operating Permit, State Maintenance Electrician’s License, etc.).</li></ul><p><strong>PHYSICAL REQUIREMENTS/WORK ENVIRONMENT</strong></p><ul><li>Work indoors approximately 50% of the time and outdoors approximately 50% of the time.</li><li>Use olfactory, auditory, and visual senses.</li><li>Ability to lift 50 lbs. or more.</li><li>Climb up and down stairs and ladders.</li><li>Access remote work areas and confined spaces (i.e., crawl spaces, roofs).</li><li>Use a full range of manual dexterity (i.e., sitting, squatting, bending, kneeling, walking, and lifting).</li></ul>",
