Responsibilities include but are not limited to:</p>\n<p> </p>\n<p> </p>\n<p><strong>Hospitality / Leadership:</strong></p>\n<ul>\n <li><p>In accordance with the firm’s leadership principles — train, mentor, and continuously develop all property personnel in providing a best-in-class hospitality experience.</p></li>\n <li><p>Apply hospitality hiring practices to identify and hire individuals with a people-centric approach.</p></li>\n <li><p>Lead a cross-functional team, including third-party service providers, in the delivery of Hines’ Hospitality Standards.</p></li>\n <li><p>Coordinate unique event programming with a focus on creating and maintaining a community atmosphere.</p></li>\n <li><p>Ensure property engagement and service offerings are aligned with Hines’ service level standards.</p><p> </p></li>\n</ul>\n<p><strong>Operations:</strong></p>\n<ul>\n <li><p>Manage all fiscal activities of the property and maintain full profit and loss (P&L) responsibility.</p></li>\n <li><p>Negotiate contracts and supervise all contractor services related to the physical operation of the property.</p></li>\n <li><p>Develop, implement, and maintain a marketing and leasing strategy for both current and prospective tenants (clients) while collaborating with asset managers or owners to meet performance objectives.</p></li>\n <li><p>Display in depth knowledge of building mechanical systems and collaborate with Chief Engineer on stationary engineering initiatives.</p></li>\n <li><p>Ensure the property is well-maintained and aesthetically pleasing.</p></li>\n <li><p>Ensure compliance with all government, industry, regional and company required programs, objectives, and policies.</p></li>\n <li><p>Provide support to development groups including owner relations, quality control during construction, program development, building start-up, etc.</p></li>\n <li><p>Represent Hines in selected business, community, and industry organizations and groups.</p></li>\n <li><p>Direct all emergency procedures including but not limited to:</p>\n  <ul>\n   <li><p>Establishing and executing emergency plans and practice drills</p></li>\n   <li><p>Monitoring emergency equipment</p></li>\n   <li><p>Leading and/or assisting with evacuations, bomb searches and life safety alarms as deemed reasonable and prudent</p></li>\n   <li><p>Acting as fire/life safety director while assisting emergency authorities and response teams</p></li>\n  </ul></li>\n</ul>\n<h2>Qualifications</h2>\n<p>Minimum Requirements include:</p>\n<p> </p>\n<ul>\n <li>Bachelor’s degree from an accredited institution required (preferably with a focus on business administration, hospitality, real estate, or in a related field).</li>\n <li>Eight or more years of related management experience.</li>\n <li>Financial experience including P&L responsibility, budgetary oversight, cost analysis, and management of service contracts and arrears.</li>\n <li>Construction and major contract bidding experience required.</li>\n <li>Proficiency in Microsoft Office software.</li>\n <li>Yardi experience preferred.</li>\n <li>Current Illinois Real Estate License required.</li>\n <li>Passion for working with people and leading with a hospitality mindset.</li>\n <li>High degree of emotional intelligence with proven ability to think creatively in all job responsibilities.</li>\n <li>Experience leading a multi-layered team.</li>\n <li>Solution-oriented with strong organizational, analytical and project management skills</li>\n <li>Maintain composure and professionalism at all times.</li>\n <li>Excellent interpersonal, verbal, and written communication skills utilizing proper punctuation, grammar, diction, and style.</li>\n <li>Eager to be a part of a fast-paced and dynamic work environment.</li>\n <li>Takes initiative and is a proactive leader always focused on continuous improvement.</li>\n <li>Work indoors approximately 95% of the time and outdoors 5% of the time.</li>\n <li>Use olfactory, auditory, and visual senses to inspect building(s) and detect emergency alarms.</li>\n <li>On occasion, perform physical inspections of the property which may include climbing up and down stairs or accessing restrictive openings.</li>\n <li>Ability to lift up to 25lbs.</li>\n <li>Though occurrences are rare, be accessible 24 hours a day in case of an emergency and perform on-site operations management during natural disasters.</li>\n <li>Transfer properties and work overtime as business needs deem appropriate.</li>\n</ul>\n<h2>Closing</h2>\n<p>At Hines, we strive for excellence as a leading global real estate investment manager, driven by our by our belief that real estate is fundamentally about people.
