Job Title: Groundskeeper/Porter
Reports To: Property Manager
RCMI Property : Westlake Residential
GENERAL PURPOSE OF JOB
The Porter / Groundskeeper is responsible for maintaining the cleanliness, safety, and overall curb appeal of the property’s grounds and common areas. This role ensures the community presents a well-maintained and professional appearance at all times while supporting the maintenance team as needed
DUTIES, RESPONSIBILITIES AND KEY ACCOUNTABILITIES
The following duties are essential to the successful performance of this position. This list is not exhaustive and may be supplemented as necessary to meet operational needs.
Grounds & Exterior Maintenance Pick up trash from grounds, parking areas, and property perimeters daily. Sweep sidewalks, breezeways, clubhouse entries, and parking areas. Sweep and maintain dumpster areas; power wash quarterly. Paint curbs, stripe parking lots, and paint speed bumps as needed. Control and eliminate weeds. Straighten all exterior signage. Replace breezeway light bulbs. Maintain mailbox areas and other shared spaces. 2. Pool & Amenity Area Maintenance
Clean and maintain pool area, including furniture and deck. Empty trash receptacles in amenity areas. Hose down or sweep pool deck; power wash quarterly. Scrub pool sides as needed. May assume full responsibility for pool maintenance (where applicable). 3. Common Area & Facility Upkeep
Empty and maintain laundry room trash receptacles. Clean fluorescent light panels in laundry rooms. Keep maintenance room floors clean and organized. Ensure all common areas remain clutter-free and presentable. 4. Unit Turn & Operational Support
Trash out vacant units. Assist maintenance technicians under Lead Maintenance supervision. Deliver notices and newsletters to resident doors. Support special projects as assigned. 5. Customer Service & Professional Standards
Provide courteous and professional service to residents. Maintain professional appearance at all times. Promote a positive image of the property. Perform other duties as assigned. 6. Other Projects and Duties
Complete additional projects assigned by the Senior Leadership or Regional Supervisor as the business needs may arise. Key Accountabilities Maintain daily cleanliness and safety of all grounds and common areas. Support property curb appeal and resident satisfaction. Assist maintenance team with operational needs. Ensure compliance with safety standards and company policies. Contribute to a positive community environment through professional service.

Multi-Site Porter/Groundskeeper Maintenance Technician I, II, or III Lead Maintenance Assistant Property Manager (with additional training and development) Advancement is based on performance, skill development, certifications, and leadership potential.

High school diploma or GED equivalent preferred. Prior groundskeeping, janitorial, or property maintenance experience a plus. Ability to operate basic hand tools and cleaning equipment. COMPUTER, TECHNICAL & EQUIPMENT SKILLS
Basic knowledge of Microsoft products such as outlook emails Some technological experience such as timekeeping apps and other employment apps is a plus Open to adapt and learn employment technology WORK ENVIRONMENT
