Auckland-based, commercially driven, with direct impact on occupancy and cash flow.</p>\n<p><br></p>\n<p><span style=\"font-size: 18pt\"><span><span style=\"font-weight: bold\">About Stonewood Group</span></span></span></p>\n<p>Stonewood Group is a privately owned New Zealand property and investment group with a diversified commercial portfolio spanning office, retail, industrial, serviced offices, and hospitality-linked assets.</p>\n<p>We operate as an owner-operator — meaning decisions are made locally, quickly, and with a strong commercial focus.<span style=\"font-size: 18pt\"><br></span><br></p>\n<p><span style=\"font-size: 18pt\"><span><span style=\"font-weight: bold\">The Opportunity</span></span></span></p>\n<p>We’re seeking a commercially sharp <span style=\"font-weight: bold\">Commercial Leasing Manager</span> to lead leasing performance across our NZ portfolio, with a strong focus on reducing vacancy and driving income.</p>\n<p>This is a high-impact senior role reporting directly to the Chief Operating Officer.</p>\n<p>You will also oversee property management delivery and line-manage our in-house Property Manager, giving you end-to-end visibility and control across the tenancy lifecycle.<span style=\"font-size: 18pt\"><br></span><br></p>\n<p><br></p>\n<p><span style=\"font-size: 18pt\"><span><span style=\"font-weight: bold\">What You’ll Be Doing</span></span></span></p>\n<p><span style=\"font-weight: bold\">Leasing &amp; Strategy</span></p>\n<ul>\n<li>Lead and execute leasing strategy across the NZ commercial portfolio</li>\n<li>Actively drive leasing of vacant space and maintain a strong pipeline</li>\n<li>Negotiate leases, renewals, rent reviews, assignments, and variations (ADLS 6th edition)</li>\n<li>Manage external leasing agents and coordinate with legal advisors</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-weight: bold\">Property Management Oversight</span></p>\n<ul>\n<li>Line-manage the in-house Property Manager</li>\n<li>Oversee delivery via Re-Leased (or similar PMS): arrears, OPEX, compliance, work orders</li>\n<li>Define clear roles between leasing and property management</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-weight: bold\">Tenant &amp; Income Management</span></p>\n<ul>\n<li>Act as senior commercial contact for tenants</li>\n<li>Lead negotiations on incentives, fit-outs, and abatements</li>\n<li>Own leasing forecasts and drive occupancy, income, and arrears performance</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-weight: bold\">Reporting &amp; Compliance</span></p>\n<ul>\n<li>Deliver monthly and quarterly reporting to leadership</li>\n<li>Ensure compliance with key NZ legislation (Property Law Act, Building Act, H&amp;S, etc.)</li>\n<li>Maintain BWOF, insurance, and risk registers</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-size: 18pt\"><span><span style=\"font-weight: bold\">What You’ll Bring</span></span></span></p>\n<p><span style=\"font-weight: bold\">Essential</span></p>\n<ul>\n<li>7+ years’ NZ commercial property experience</li>\n<li>3+ years in senior leasing or asset management</li>\n<li>Strong working knowledge of ADLS Deed of Lease</li>\n<li>Experience with Re-Leased, MRI, Yardi, or similar systems</li>\n<li>Proven leadership experience</li>\n<li>Strong commercial negotiation skills</li>\n<li>Financial literacy across rent reviews, OPEX, and returns</li>\n<li>Full NZ driver licence and valid work rights</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-weight: bold\">Preferred</span></p>\n<ul>\n<li>Relevant tertiary qualification</li>\n<li>PINZ or NZIV membership</li>\n<li>REA licence</li>\n<li>Experience across mixed-use portfolios</li>\n<li>Exposure to serviced offices or hospitality assets</li>\n</ul>\n<p>You’ll be commercially sharp, confident in negotiation, detail-oriented, and motivated by delivering measurable results.</p>\n<p><br></p>\n<p><span style=\"font-size: 18pt\"><span><span style=\"font-weight: bold\">What We Offer</span></span></span></p>\n<ul>\n<li>Competitive Salary + performance bonus </li>\n<li>Laptop, mobile, and phone plan<br></li>\n<li>Ongoing professional development support (REA, PINZ/NZIV)</li>\n<li>Auckland-based role with portfolio site visits</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-size: 18pt\"><span><span style=\"font-weight: bold\">How to Apply</span></span></span></p>\n<p>Apply via our BambooHR careers page using the link provided in this listing.</p>\n<p>Applications will be reviewed as they are received — early applications are encouraged.</p>\n<p>Stonewood Group is an equal opportunity employer.
