As the Regional Maintenance Manager, you will be charged with contributing to company strategy and goals by participating in activities that optimize maintenance resources and support maintenance, engineering, and related functions. You will be responsible to facilitate efficiency, functionality, safety, and sustainability of Liberty Military Housing physical assets and infrastructures. You will eagerly offer cost-effective maintenance and engineering solutions for the organization to work more efficiently and effectively.</p>\n<p> </p>\n<p> <strong>Your Responsibilities include, but not limited to:</strong></p>\n<ul>\n <li>Develop and implement best practices in maintenance operations.</li>\n <li>Assist Regional Property Manager and Maintenance Managers/Maintenance Supervisors with escalated maintenance issues.</li>\n <li>Financial management.</li>\n <li>Contract set-up and project management in a manner that finishes on time, under budget, and meets or exceeds positive expectations.</li>\n <li>Vendor management in a manner to drive excellence, control costs, mitigate risk, and build and maintain vendor relationships that foster vendor trust and dependability.</li>\n <li>Institute metrics and collect, analyze, manage, and interpret data to make informed decisions and take applicable prudent actions.</li>\n <li>Identify and implement sustainable initiatives.</li>\n <li>Stay abreast of advances in technology and regularly evaluate maintenance services, building conditions, and maintenance systems and processes for efficiency and reliability and identify, recommend, and/or implement improvements.</li>\n <li>Manage the flow of information and communication to ensure that all appropriate parties are made aware of relevant business issues related to maintenance and engineering operations and safe practices.</li>\n <li>Maintain organized and accurate records and generate meaningful reports.</li>\n <li>Assist with due diligence as requested.</li>\n <li>Perform other duties as required or assigned.</li>\n <li>May assist with maintenance employee relation issues and provide coaching as needed.</li>\n <li>Consistently demonstrate a commitment to our mission and core values (Balance, Commitment, Integrity, Respect, Empowerment, Communication).</li>\n <li>Adhere to all Liberty Military Housing employee policies, Code of Conduct and applicable rules, laws, regulations or bargaining agreements.</li>\n</ul>\n<h2>Qualifications</h2>\n<p><strong>What You Need for Success:</strong></p>\n<ul>\n <li>Minimum of 5 years’ experience in the multifamily property management industry.</li>\n <li>Experience in on-site maintenance/engineering, project management, and vendor management.</li>\n <li>Strong Microsoft Office skills. Ability and willingness to learn new technologies and skills quickly.</li>\n <li>Experience using property management software, Yardi preferred.</li>\n <li>Ability to effectively coach and lead team members.</li>\n <li>Must have skills in customer service, problem-solving, decision-making, multi-tasking, and communication.</li>\n <li>Ability to demonstrate leadership skills and good professional judgement when dealing with difficult situations.</li>\n <li>Must be highly organized and, have effective time and, task management skills.</li>\n <li>Ability to take initiative and ownership with assigned tasks and responsibilities.</li>\n <li>Skilled in building and growing connections with people of all types and backgrounds.</li>\n <li>Good verbal and written communication skills, including good active listening skills.</li>\n <li>Understanding of the financial impact of maintenance and engineering operations and projects.</li>\n <li>Effective negotiation skills.</li>\n <li>Experience with and understanding of budgets, proposals, and contracts.</li>\n <li>Proficiency in interpreting bids, work scope, agreement terms and conditions, and contract sourcing and management.</li>\n <li>Must comply with all OSHA safety regulations, federal, state and local applicable laws regarding health, safety or environment, including LMH’s standard operating procedures and policies.</li>\n <li>Ability to operate a motor vehicle (valid driver’s license required).</li>\n <li>Ability to travel to other regional locations for work, training, meetings and other work-related activities.</li>\n <li>Ability to independently lift/carry supplies or equipment up to 65 lbs.</li>\n <li>May require use of personal or company vehicle, or electrical cart.</li>\n <li>Work involves considerable exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, smoke, chemicals, unpleasant odors, and/or loud noises.</li>\n</ul>\n<p> </p>\n<p>Pay Range: $105,000 - $115,000 Annually</p>",
