Description
The Director is primarily responsible for the financial modeling and feasibility analysis of new investment opportunities. This role focuses on identifying projects that meet ITEX’s risk-return profile through rigorous financial modeling, underwriting, and market validation. You will act as the technical lead for all deal-related data, ensuring the Senior Vice President of Acquisitions and Development as well as the Investment Committee have an accurate financial roadmap for every potential acquisition or development.
Key Responsibilities
Financial Modeling: Develop and manage complex dynamic models to test the feasibility of new construction and rehabilitation projects, including affordable, workforce, and market-rate housing. Detailed Underwriting: Lead the underwriting process for new opportunities, ensuring all assumptions regarding debt, equity, and operational costs are accurate and defensible. Business Development: Market our services in the form of RFPs or RFQs in order to secure further developments. Feasibility Reporting: Draft comprehensive project summaries and investment memos for the President, COO, and Investment Committee. Market & Due Diligence: Conduct deep-dive due diligence and market research to validate financial projections and project viability. Contractual Oversight: Manage and review financial/contractual agreements with lenders and investors throughout the project lifecycle. Cross-Functional Collaboration: Coordinate with Construction and Property Management to obtain real-world cost and operational data back into financial models to ensure ongoing profitability.
