Description
Overview
Under direction of the Facilities Supervisor or above, this position will assist with thecoordination of the maintenance and repair of the building, including electrical, carpentry, pestcontrol, and scheduling of other repairs as needed. This position will be assigned a full range ofduties and receives instruction and/or assistance as new or unusual situations arise. This positionunderstands the operating procedures and Partnership’s policies.
Responsibilities
Works on various facility related issues, ensuring maintenance work is completed in atimely manner.
Work with contracting vendors related to building maintenance in emergency situationsor when the need dictates.
Work with vendors on all regularly scheduled maintenance and annual inspections onPartnership equipment, specifically the Fire Suppression System, Building Generator, and UPSsystem.
Help ensure the facility is safe, clean, and within Cal-OSHA requirements.
Perform the installation of light bulbs, doors, cabinets, bulletin boards, etc.
Perform the installation of work stations as well as install periphery equipment such asfile cabinets, monitor arms, and hard desk installs.
Perform touch up paint to interior and exterior walls, cabinets; hang pictures, assemblefurniture, troubleshoot plumbing issues and other minor building issues and performinstallation of new parts and/or various fixtures.
May escort vendors within Partnership building spaces to ensure privacy andconfidentiality rules are maintained as it relates to PHI within the building.
Work with Facilities personnel as directed on major departmental moves, both internaland external.
Effectively and safely operate a variety of assigned tools and equipment.
Understand blue prints and use them when needed with associated vendors.
Maintain spare parts inventories as necessary to increase efficiencies.
Perform routine safety checks throughout the facility and perform basic preventativemaintenance.
Maintain accurate facility maintenance documentation through the iOffice Softwareportal.
Maintain a task list or schedule of projects that can be tracked by direct reports in order tomonitor progress and achievement.
Ability to perform minor repairs when and where necessary within company suites.
Comply with all Cal-OSHA requirements.
Work with Supervisor or above on issues relating to, but not limited to: groundsmaintenance, janitorial, window washing, pest control, plumbing, and electrical.
Manage inventory control on related equipment, such as light bulbs, batteries, etc.
Assist in the resolution of any safety/security issues pertaining to the facility.
Secondary Duties and Responsibilities
Perform other duties as assigned by the Facilities Supervisor or above.
Provide back-up assistance to other Facilities personnel when necessary.
Provide input and suggestions on building maintenance related issues.
Assist with Partnership related events, including design, set-up, take-down.
Maintain a clean and organized work area where tools are kept in order to be able torespond promptly and efficiently to any labor intensive projects.
Purchase various repair parts when needed in conjunction with Purchasing Agent or asdirected by Supervisor or above.
May provide training to Tech I, as directed by the Tech III or above.
Qualifications
Education and Experience
High school diploma or equivalent required. Minimum three (3) to four(4) years of experience in building maintenance, electrical, carpentry,or construction. Hold a valid contractor’s license in construction orfacilities related field; or have equivalent on-the-job experience in theabove fields.
Special Skills, Licenses and Certifications
Working knowledge of MS Windows, able to type 35 WPM, and ability to use general office business machines and perform maintenance as needed. Knowledge of MS Word and Excel. Ability to use a variety of hand and power tools. Knowledge of ergonomics and/or ergonomics certification preferred. Valid California driver’s license and proof of current automobile insurance compliant with Partnership policy are required to operate a vehicle and travel for company business.
Performance Based Competencies
Ability to communicate effectively. Ability to read and followinstructions accurately and complete tasks within established timeframes. Good organizational skills with ability to work on multipleprojects and assignments simultaneously. Must handle sensitive issueswith tact and diplomacy. Must be able to practice the Honest, Direct,Respectful (HDR) approach to communication, provide the highestlevel of customer service to both staff and outside vendors/contacts andestablish, maintain, and foster positive working relationships with thosecontacted in the course of work. Maintain the highest level ofconfidentiality and professionalism.
Work Environment And Physical Demands
Requires exerting 50-100 pounds of force occasionally, and/or 25-50pounds of force frequently, and/or 10-20 pounds of force constantly.More than 75% of the work day is spent performing maintenanceactivities not at a workstation.
