Directing them in planning, coordinating, and executing work on time, within budget, attaining or exceeding profit goals, maintaining a safe workplace, and promoting and enhancing client relationships and the company image.</p>\n<p> </p>\n<p><span style=\"font-weight: bold\">ESSENTIAL JOB FUNCTIONS, DUTIES, AND RESPONSIBILITIES</span></p>\n<p><br>The following statements describe the general nature and level of work being performed by individuals assigned to this position. They are not intended to be an exhaustive list of all duties, responsibilities, and skills required of personnel so classified.</p>\n<p> </p>\n<ul>\n<li>Assist Preconstruction and Project Management in developing an initial project schedule and communicating sequence and schedule updates to all subcontractors and vendors.</li>\n<li>Develop, maintain, and enforce a project site logistics and temporary facilities plan.</li>\n<li>Develop, implement, maintain, and enforce a project site-specific safety program by Policies and Processes, OSHA requirements, and local, state, and federal laws to include all subcontractors.</li>\n<li>Actively participate and/or lead post-bid buyout, Owner/Architect/Contractor coordination, and lead various project meetings.</li>\n<li>Develop, implement, maintain, and enforce a project-specific quality assurance and craft program to include all subcontractors.</li>\n<li>Manage OSHA site visits.</li>\n<li>Obtain and install standardized project signage from Corporate Marketing and other required identification material.</li>\n<li>In coordination with the Project Manager, develop general conditions budget, and manage and control the budget through labor cost reporting.</li>\n<li>Perform and monitor all job site control reporting measures, including daily reports, quantity reporting, accident and incident reports, and timesheets.</li>\n<li>Possess working knowledge of all project plans, specifications, contracts with owners, subcontracts, purchase orders, daily correspondence, shop drawings, submittals, and all other project-related documents, and maintain a complete and accurate set of as-builts.</li>\n<li>Review and provide feedback on all purchase orders and subcontracts.</li>\n<li>Coordinate and manage all material deliveries with suppliers and subcontracts.</li>\n<li>To mitigate risk, perform a qualitative review of all contract documents for potential conflicts or interpretation issues.</li>\n<li>Ensure timely project completion through scheduling, expediting material deliveries, and managing material and document submittals/approvals.</li>\n<li>Responsible for the layout and field engineering by all project requirements.</li>\n<li>Ensure all insurance, safety, labor relations, and Equal Employment Opportunity requirements are met.</li>\n<li>To monitor the construction progress, inspect the job site, including climbing ladders, working in cluttered areas, working in bad weather, working safely in hazardous areas, and working in dark conditions.</li>\n<li>Understand all trade contractors’ means and methods by project contract documents.</li>\n<li>Coordinate daily construction activities within existing operating facilities.</li>\n<li>Assist the Project Manager in reviewing, approving, and coding subcontractor and vendor payment applications and miscellaneous invoices.</li>\n<li>Maintain a set of plans and contract documents that contain all the current contract changes and clarifications.</li>\n<li>Develop and execute a plan for monitoring and completing punch list items. Coordinate all required field inspections.</li>\n<li>Understand local labor requirements, availability, and capability for self-performed work.</li>\n<li>Provide technical assistance to all members of the project team.</li>\n<li>Familiarity with all policies and processes related to this position.</li>\n<li>Actively participate on internal team(s) that focus on continuous business improvement.</li>\n<li>Develop and mentor subordinates towards a successful career with the company.</li>\n<li>Promote the growth and development of client, subcontractor, and vendor relationships.</li>\n<li>Identify new work opportunities and inform Operations Director of potential projects with current clients.</li>\n</ul>\n<p> </p>\n<p><span style=\"font-weight: bold\">GENERAL BACKGROUND AND MINIMUM REQUIREMENTS</span></p>\n<p> </p>\n<p><span style=\"font-weight: bold\">Education/Experience</span></p>\n<ul>\n<li>Degree in a related field or equivalent experience.</li>\n<li>Two to three years of experience as an Assistant Superintendent or five to seven years of construction-related experience.</li>\n</ul>\n<p> </p>\n<p><span style=\"font-weight: bold\">Safety Requirement</span></p>\n<ul>\n<li>Completion of OSHA 30-Hour Construction Safety Training</li>\n<li>Willingness to comply with company and OSHA safety requirements</li>\n<li>Must be able to wear required personal protective equipment (PPE) including hard hat, safety vest, safety glasses, gloves, steel toe boots, and other specialized equipment as jobs require.</li>\n<li>Current certifications for First Aid and CPR or willingness to obtain</li>\n</ul>\n<p> </p>\n<p><span style=\"font-weight: bold\">      Knowledge/Skills</span></p>\n<ul>\n<li>Generally, understand a Project Manager's essential job functions, duties, and responsibilities.</li>\n<li>Proficient with industry-related software packages.</li>\n<li>Demonstrated competency in these areas: managing site activity, labor relations, anticipating and resolving field related issues, establishing and enforcing site schedule requirements, managing site safety and insurance risks, interpersonal skills, and ability to communicate both written and oral, and leadership.</li>\n<li>Proven competence and proficiency in the position’s essential job functions, duties, and responsibilities on multiple assignments.</li>\n<li>Diverse project experience with extensive management skills to lead and communicate to people both internal and external to the company.</li>\n<li>Proven staff training abilities on technical issues and company policies and processes.</li>\n</ul>\n<p> </p>\n<p><span style=\"font-weight: bold\">Physical Demands and Work Environment</span></p>\n<p>The Superintendent regularly splits time between an office environment and active construction sites. The employee must be able to perform duties in each setting as project needs require:</p>\n<ul>\n<li>Sit for extended periods and use a computer, phone, and other office equipment</li>\n<li>Occasionally stand, walk, bend, reach, and lift office materials, weighing up to 25 pounds</li>\n<li>Walk across uneven terrain and active construction areas during site visits</li>\n<li>Climb ladders, scaffolding, and permanent and temporary stairways as needed</li>\n<li>Stand or walk for extended periods and navigate partially completed structures</li>\n<li>Bend, kneel, crouch, and lift materials or equipment that weigh up to 40 pounds</li>\n<li>Work outdoors in varying weather conditions and be exposed to construction noise, dust and vibration</li>\n<li>Review documents and construction drawings and communication in person, by phone, or virtually</li>\n<li>Specialty project locations (such as industrial facilities, healthcare environments, or restricted sites) may involve additional safety requirements or environmental conditions   </li>\n</ul>\n<p> </p>\n<p><span style=\"font-weight: bold\">WORK AUTHORIZATION</span></p>\n<p>Applicants must be legally authorized to work in the United States.
