Job Summary: We are seeking a creative, data-driven Senior Marketing Specialist to help strengthen brand presence, improve campaign performance, and drive demand for apartment communities. In this role, you will support and execute integrated marketing strategies across digital, print, email, phone, and point-of-sale channels. The ideal candidate is a strong communicator and project manager who can balance creativity with analytics, collaborate across teams, and contribute thoughtful recommendations that improve results.
Key Responsibilities:
Develop, coordinate, and execute marketing initiatives across web, print, email, phone, and point-of-sale channels to support leasing and brand awareness goals. Create, review, and refine marketing content to ensure messaging is accurate, compelling, on-brand, and effective across audiences. Analyze campaign performance, prepare reports, interpret data, and recommend optimizations to improve marketing effectiveness and lead generation. Manage small- to mid-sized projects independently and contribute meaningfully to larger cross-functional initiatives. Partner with internal stakeholders, field leadership, and vendors to deliver timely, high-quality campaigns and creative assets. Research market trends, competitor activity, and emerging marketing approaches to identify new opportunities and improve execution. Support communication efforts for both internal stakeholders and current and prospective apartment residents. Proactively identify process improvements and new ideas that help the team work more efficiently and scale impact. What Will Help You Succeed:

You are a proactive, independent problem solver who can assess issues, identify practical solutions, and move work forward with minimal direction. You bring strong organizational skills, sound judgment, and the ability to manage multiple projects without losing attention to detail.
Education: Bachelor’s degree in Marketing, Business, Communications, or a related field preferred.
Qualifications:
3–5 years of professional experience in marketing, communications, or a related field required. Strong writing, editing, project management, and cross-functional collaboration skills. Experience analyzing campaign results and using data to inform recommendations and improve performance. Ability to manage multiple priorities, solve problems proactively, and work independently with sound judgment. Experience using LLMs and leveraging AI tools to scale deliverables preferred. Travel: Local and national, up to 20%.

AIR offers attractive total compensation packages designed to recognize and reward performance including:
Expected pay rate of $74,000- $84,000 plus annual 10% target bonus. You will be provided a pay rate that is in line with your skills and experience as they relate to the requirements of the job. 25% Rent Discount at any AIR community (a rental application is required, and certain exclusions apply). Medical, dental, vision , and life insurance options, HSA/FSA plans, short and long-term disability paid by the company. 401(k) plan with up to 6% employer match contribution. Paid time off including vacation, sick time, and 14 holidays. Paid parental leave of up to 16 weeks. Tuition assistance program and up to 100% reimbursement for job-related certifications and licenses. 15 hours of paid time annually for community service . Commuter benefits and pet insurance. Candidates extended an offer will be required to undergo pre-employment screening that includes checking references, a four-panel drug screening that excludes marijuana testing, employment verification & criminal background check.
