The ideal candidate will have extensive experience in managing and maintaining HVAC systems in high-rise buildings, along with a proven track record of leadership and team management.</p>\n<p> </p>\n<p> </p>\n<p><strong>Key Areas of Responsibilities:</strong></p>\n<ul>\n <li>Possess strong organizational and decision-making skills.</li>\n <li>Assist in the development and implementation of practices and procedures for installing, maintaining, repairing, and improving building equipment, structure, and finishes.</li>\n <li>Preplan Engineering group activities to minimize surprises and redirection.</li>\n <li>Demonstrate the ability to lead and motivate subordinate Engineers.</li>\n <li>Involve Engineers in the decision-making and problem-solving process where productively beneficial.</li>\n <li>Search for ways to refine Engineering procedures and expand accomplishments.</li>\n <li>Coordinate, oversee, and participate in the successful completion of assigned duties of the Engineering group as directed by the Chief Engineer.</li>\n <li>Prioritize assigned tasks to the Engineering group and execute necessary changes.</li>\n <li>Act without approval to ensure that standards are maintained in the absence of the Property manager and/or Chief Engineer.</li>\n <li>Ensure adequate supply of common and special parts, supplies, tools, equipment, and materials required by the Engineering group.</li>\n <li>Assist in the administration of the Preventive Maintenance program to ensure records are accurate and complete, tasks are performed on schedule, and historic data is preserved.</li>\n <li>Prepare Engineering group labor reports and time records as directed by the Engineering Manager.</li>\n <li>Actively lead energy conservation initiatives and reports.</li>\n <li>Direct subordinates to ensure strict adherence to start, lunch, and stop times.</li>\n <li>Direct subordinates to ensure optimum productivity and time management.</li>\n <li>Provide support to Property Manager and Chief Engineer to ensure compliance with all governmental codes, laws, and regulations.</li>\n <li>Supervise and coordinate contractor activities as directed and needed for the property.</li>\n <li>Demonstrate willingness to accept new and challenging assignments.</li>\n <li>Prepare preliminary employee evaluations as directed by the Chief Engineer.</li>\n <li>Coordinate engineer shifts, time off, on-call schedule, and overtime as needed to obtain the least cost to the Company for labor Required:</u></strong></p>\n<ul>\n <li>Daily communication with management as it relates to the job site schedule</li>\n <li>Become familiar with all Continuum Engineering programs and standards</li>\n <li>Develop working knowledge of all common Engineering operations through working exposure, cross-training, educational opportunities, and independent study</li>\n <li>Participate in training programs both as a student and as a teacher</li>\n <li>Develop good verbal, written, and electronic communication skills</li>\n <li>Possess the ability to calculate surfaces, volumes, weights, and measure</li>\n <li>Possess the ability to perform fundamental electrical calculations and application of Ohm’s Law</li>\n <li>Possess the ability to perform fundamental heat transfer and fluid/air flow calculations</li>\n <li>Ability to operate, troubleshoot and repair equipment such as boilers, chillers, package units, pumps, controls, and the like.</li>\n <li>Develop intermediate level skills in Microsoft Word, Excel, Outlook, and Windows</li>\n <li>Willing to take on additional duties and/or miscellaneous tasks, as needed</li>\n <li>MUST HAVE EXPERIENCED in COMMERCIAL PLUMBING</li>\n</ul>\n<p> </p>\n<p><strong><u>Physical Demand Requirements:</u></strong></p>\n<p>The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the Lead Building engineer.</p>\n<ul>\n <li>While performing the duties of this job, the employee is regularly required to stand, squat,crawl,walk,talk, bend, stretch, pull or push and lift items and manipulating tools with limbs extended</li>\n <li>Ability to lift up to 50 lbs</li>\n <li>Ability to climb up and down stairs and ladders</li>\n <li>Ability to work standing all day</li>\n <li>Ability to access remote and confined areas such as crawl spaces, roofs, service ladders, stairways, equipment enclosures, etc.</li>\n <li>Normal use of sight, smell, touch, and hearing senses</li>\n</ul>\n<p> </p>\n<p><strong><u>Other Requirements</u></strong>:</p>\n<ul>\n <li>Maintain calm demeanor in emergency and stressful situations</li>\n
