Receive general supervision from the Chief Engineer or other designated authority. #JBGTech</p>\n<h2><p><strong>WHAT YOU'LL DO</strong></p></h2>\n<ul>\n <li>Assist with the operation, maintenance, and repair of all mechanical, plumbing, electrical, life safety systems, and other equipment.</li>\n <li>Perform preventive and reactive equipment maintenance in compliance with company standards and manufacturers' specifications and document actions/measures with the service request system.</li>\n <li>Quickly respond to and resolve tenant and property management service requests and document actions with the service request system.</li>\n <li>Perform general building maintenance and repairs including re-lamping, plumbing, locksmithing, and painting equipment, mechanical, related spaces, and other minor spot and touch-ups.</li>\n <li>Conduct periodic inspections of mechanical, common, and vacant spaces and appurtenances; maintain these areas in a clean, operational, orderly, and safe condition.</li>\n <li>Respond to alarms and incidents of any nature and help identify recurring issues for follow up and correction.</li>\n <li>Attend and participate in toolbox meetings and help with the training and mentoring of colleagues and new employees.</li>\n <li>Comply with and enforce policies from the Employee Manual, Operations Manual, safety guidelines, and accepted company practices.</li>\n <li>Complete tasks assigned by managers and supervisors in an efficient and timely manner and complete special projects and other duties.</li>\n <li>This position requires a regular, scheduled work shift set by the supervisor</li>\n <li>Carry and utilize company issued communication devices for emergency response and daily communication.</li>\n</ul>\n<h2><p><strong>WHAT YOU'LL NEED TO SUCCEED (REQUIREMENTS)</strong></p></h2>\n<ul>\n <li>High School Diploma or General Equivalency Diploma (GED) and 3+ years of experience in plumbing, electrical, fire protection, other mechanical systems and/or general building/facilities maintenance. </li>\n <li>Ability to operate a PC and mobile communication devices, including Internet browsers.</li>\n <li>Strong analytical skills and problem-solving skills and the ability to work independently and on a team.</li>\n <li>Able to proactively contribute ideas to improve operations.</li>\n <li>Excellent verbal and written English communication skills to effectively articulate instructions and directions to others, and perform intermediate arithmetic calculations.</li>\n <li>Flexibility to respond after normal working hours and be ability to respond to urgent building issues.</li>\n <li>Ability to occasionally work overtime, weekends, and holidays on a scheduled, short-notice or emergency basis.</li>\n <li>Sound judgment, discretion, and quick follow through and follow up with keen attention to detail to resolve issues.</li>\n <li>Motivated, self-starter who demonstrates initiative and a strong desire and ability to learn and understand.</li>\n <li>Reliable, punctual, and dependable with excellent attendance.</li>\n <li><strong>Tenant may require additional background screening and or documentation.</strong></li>\n</ul>\n<p><strong>Preferred Qualifications</strong></p>\n<ul>\n <li>Experience processing service requests and preventive maintenance requests with a computerized maintenance management system.</li>\n <li>Specific licensure in a building-related trade.</li>\n <li>Certification as a CFC Universal Technician from an US EPA-approved program.</li>\n <li>Building Owners & Management Institute International's (BOMI) or Systems Maintenance Technician (SMT) or higher designation.</li>\n <li>General knowledge of safe work practices & OSHA regulations, OSHA 10 training.</li>\n</ul>\n<p><strong>Physical Requirements</strong></p>\n<p>The physical requirements described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
