Catholic Housing Services believes everyone deserves the right to a safe, affordable place to call home. Inspired by this vision, CHS develops, owns and manages affordable housing programs for low-income families and individuals; currently including 2,100 units of housing in 50 different buildings across Western Washington. We provide supportive services for people who have experienced homelessness, low-income seniors, farm worker families, and those who have special physical and mental needs. This is a full-time position (40) forty hours a week. Perform a variety of routine general building maintenance tasks, limited grounds maintenance and janitorial duties. Occasionally, assist with non-routine preparations on units for new tenants. Assist with maintaining building security systems, immediately reporting problems to the Property Manager and/or the Lead Maintenance and entering units only as directed by the manager within CHS guidelines. Seek to provide tenants with a safe, positive and sanitary living environment. Perform these tasks with minimum supervision, applying solid work experience in this area. This position offers a compensation range of $24.48 – $26.44 per hour (DOE) Full‑time, 40‑hour position include a competitive benefits package: Medical, dental, and vision coverage, plus life insurance and long‑term disability Health Savings Account (HSA) and Flexible Spending Account (FSA) options Generous paid time off, including paid sick leave, 15 vacation days, 12 paid holidays, and 1 personal holiday CCS/CHS 403(b) Employee Savings Plan Employee Assistance Program (EAP) Responsibilities Receive and investigate requests for maintenance in apartment units, common areas or to the exterior of buildings. Make needed repairs, refer to supervisor, or contract with outside vendor.  Remedies may be in the form of plumbing, electrical, appliance, carpentry, and/or lock repairs. Complete maintenance request forms.  As appropriate, return one copy to tenant.  Return additional copies of completed form to the supervisor at the end of each working day. Take rapid action(s) to solve urgent problems, thereby preventing further damage or harm to building and/or tenant. Understand the functions of the fire control, steam, water, and pump systems.  Routinely observe these systems to determine that they are working properly.  Assist in the education of other staff members to the function and maintenance of these systems. Assist in preventive maintenance program by oiling, replacing filters, cleaning, etc. Obtain supplies, equipment, or services, which enable maintenance to be completed. Move furniture, changes light bulbs and assists with pest control. Assist housekeeping department in turning over vacant units. Track maintenance work orders, vacancy and preventative maintenance on a computer spreadsheet. Assist with custodial duties in common areas of the building. As directed, perform interior and exterior repairs and painting. Educate tenants about the correct use of apartment amenities.  Respond to tenants and staff concerns about the maintenance of their apartments and the building as a whole. Alert Management to non-maintenance concerns. As requested and according to availability, serve as back-up for on-call maintenance emergencies. Contribute to the mission of Catholic Community Services and The Archdiocesan Housing Authority. Support a positive, team-oriented work environment. Perform other job-related duties as assigned. Physical and Mental Acuity Requirements The requirements described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.  Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. Able to understand and apply custodial and maintenance instructions/manuals. Able to observe safety rules. Able to climb ladders and work in high places. Able to regularly lift and carry up to 20 pounds and occasionally up to 40 pounds. Able to occasionally lift up to 100 pounds together with a team member. Able to move a 2-yard trash container. Able to hand write legibly. Able to prioritize multiple tasks and to follow through to the completion of tasks. Able to work independently and as a team member. Able to perform tasks requiring manual dexterity. Regularly able to perform duties as assigned. Able to see well enough to identify cleaning needs and complete to acceptable standards. Able to use sound judgment in regular and demanding situations. Job Conditions This position requires the employee to work in an environment where there may be exposure to blood, bodily fluids, and other potentially infectious material.  Other exposures could include cleaning supplies, bedbugs, chemicals involved in pest control, paint and other materials used in building maintenance, building temperature fluctuations, dust, noise, and odors.  Working conditions include interruptions, crisis response, and regular interactions with individuals who are dealing with issues of chemical dependency and/or mental illness, or are experiencing anger or frustration. Qualifications One year maintenance or related field experience. Working knowledge or ability to learn, plumbing, electrical and lock systems. Working knowledge or ability to learn repair of plaster, wall repairs, and painting. Ability to work independently, prioritize work tasks, and follow through to the completion of the task. Ability to communicate effectively verbally and in writing. Ability to perform basic computer tasks. Must possess and maintain a valid Washington driver’s license, insurance and dependable vehicle. Good attitude with residents who may not be able to communicate in English Ability to work within the mission, goals and objectives of Catholic Community Services/ Catholic Housing Services. Preferred Qualifications Experience working with a diverse, low income, and/or farmworker populations in a residential environment. Spanish speaking and/or writing skills. Experience in customer relations. Substitute Qualifications May be substituted for one year of maintenance experience: Certificate of completion from a technical college in general building maintenance. Certificate of completion from a technical college in plumbing and electrical systems.
