This role is responsible for delivering accurate cost estimates, managing design-phase coordination, and driving value through collaboration with internal teams, clients, design professionals, and trade partners.</p><p style=\"margin-left:0in;\"><strong>Key Responsibilities:</strong></p><ol start=\"1\" type=\"1\"><li style=\"margin-left:0in;\"><strong>Preconstruction Leadership:</strong></li></ol><div style=\"margin-left:0in;\"><ul style=\"list-style-type: disc;margin-left: 0.25in;\"><li style=\"margin-left:0in;\">Lead preconstruction efforts from initial pursuit through GMP development.</li><li style=\"margin-left:0in;\">Manage the full lifecycle of budgeting, estimating, and design-phase coordination.</li><li style=\"margin-left:0in;\">Serve as the primary point of contact for owners and design teams during preconstruction.</li><li style=\"margin-left:0in;\">Facilitate collaboration between Owner, Architect, Program Manager, and internal operations teams.</li></ul></div><ol start=\"2\" type=\"1\"><li style=\"margin-left:0in;\"><strong>Estimating &amp; Budget Development:</strong></li></ol><div style=\"margin-left:0in;\"><ul style=\"list-style-type: disc;margin-left: 0.25in;\"><li style=\"margin-left:0in;\">Prepare conceptual, schematic, design development, and GMP-level estimates.</li><li style=\"margin-left:0in;\">Develop detailed cost models and track cost changes through design progression.</li><li style=\"margin-left:0in;\">Perform quantity takeoffs and validate pricing with subcontractors and vendors.</li><li style=\"margin-left:0in;\">Lead value engineering (VE) efforts to align scope with budget without sacrificing quality.</li><li style=\"margin-left:0in;\">Develop and manage:<ul style=\"list-style-type: circle;\"><li>GMP packages (Exhibits A&ndash;G)</li><li>Assumptions &amp; Clarifications (A&amp;C)</li><li>Allowances, alternates, and unit pricing</li></ul></li></ul></div><ol start=\"3\" type=\"1\"><li style=\"margin-left:0in;\"><strong>Trade Partner Engagement:</strong></li></ol><div style=\"margin-left:0in;\"><ul style=\"list-style-type: disc;margin-left: 0.25in;\"><li style=\"margin-left:0in;\">Develop bid packages and scopes of work.</li><li style=\"margin-left:0in;\">Solicit and evaluate subcontractor/vendor pricing.</li><li style=\"margin-left:0in;\">Conduct scope leveling and bid analysis.</li><li style=\"margin-left:0in;\">Maintain relationships with key trade partners to ensure competitive and complete coverage.</li></ul></div><ol start=\"4\" type=\"1\"><li style=\"margin-left:0in;\"><strong>Design &amp;
