    "ExternalDescriptionStr": "<p><strong>Project Manager</strong></p><p style=\"margin-left:0in;\">Structure Tone Boston, part of the STO Building Group company of companies, is looking for Project Manager to support our current and future commercial tenant improvement projects. The Project Manager is responsible for overall management and success of commercial retail and investor centers: quality, client satisfaction and profitability goals.&nbsp;</p><p style=\"margin-left:0in;\">Responsibilities include but not limited to:&nbsp;</p><ul><li>Manage all staff assigned to project and relationship management among project owner, owner’s tenants and all professional groups involved.</li><li>Oversee timely and accurate completion of all documentation and administrative aspects relating to project management execution.</li><li>Monitor schedules, spending and related.</li><li>Complete or review project reports for accuracy, provide status and financial reports and&nbsp;project schedules.</li><li>Performs final review of constructions projects including bid reviews, bid procedures, vendor &amp; subcontractor qualifications, final estimates, labor &amp; materials takeoffs.</li><li>Review subcontractor and vendor invoices</li><li>Approve for payment or negotiate changes.</li><li>Prepare and submit change orders for approval by clients and director of operations.</li><li>Ensure subcontractors are advised of all change orders</li><li>Prepare all close out documentation including warranty information, affidavits, record drawings, final retainage payments, and releases and accounting documents.</li><li>Ensure final payments are received form client and appropriate invoices paid to subcontractors.</li><li>Coordinate with in-house estimating for early purchasing</li><li>Support clients for early planning and scheduling prior to in-field execution</li><li>Advising clients on early release packages to maintain schedule.</li></ul><p style=\"margin-left:0in;\"><br><strong>Qualifications:</strong></p><ul><li>Bachelor’s degree in Construction Management or Construction Science</li><li>5-10 year's experience in the construction management field</li><li>Experience supporting corporate or commercial interiors</li><li>Experience must include project management for multiple account/clients, relationship management with stakeholders, &amp; supervision of subcontractors &amp; vendors</li></ul><p style=\"margin-left:0in;\">&nbsp;</p><p style=\"margin-left:0in;\"><strong>Salary: </strong>$100K - $200K</p><p style=\"margin-left:0in;\"><strong>Compensation:&nbsp;</strong> In addition to base pay, eligible for discretionary bonus based on company and individual performance.</p><p style=\"margin-left:0in;\"><strong>Benefits</strong></p><p style=\"margin-left:0in;\">The Company offers the following benefits for this position, subject to applicable eligibility requirements: [Medical Insurance] [Dental Insurance] [Vision Insurance] [Health Savings Account] [Healthcare Flexible Spending Account] [Dependent Care Flexible Spending Account] [401(k) retirement plan with employer match] [Life &amp; AD&amp;D Insurance] [Long-term Disability Insurance] [Short-term Disability Insurance] [Critical Illness Insurance] [Accident Insurance] [Hospital Indemnity Insurance] [Home &amp; Auto Insurance] [Family Support] [Pre-tax Paid Parking/Public Transportation] [Paid time off: 2 Weeks for Non-Exempt and Three Weeks for Exempt] [Time Away Benefits] [8 Paid Holidays] [Group Legal] [Employee Stock Purchase Plan] [Identity Theft Protection] [Group Legal] [Pet Insurance] [Employee Assistance Program]&nbsp;</p><p style=\"margin-left:0in;\"><strong>Disclaimer:</strong> The salary, other compensation, and benefits information is accurate as of the date of this posting.
