The Maintenance Technician will have on-call responsibilities and travel throughout the district while working autonomously to complete job duties. \\r\\n\\r\\n \\r\\n\\r\\nEssential Functions\\r\\n\\r\\n\\r\\n\\tPerform maintenance and repair work such as plumbing, electrical, carpentry, painting, floor and carpet care \\r\\n\\tMaintain records of all preventative maintenance and service activities\\r\\n\\tSupport supervisor and VOANR leadership in project development including design, schematics, pricing, etc.  \\r\\n\\tKnow Federal, State, and local building codes and regulations \\r\\n\\tParticipate in and oversee maintenance projects completed by sub-contractors, including the bid process. \\r\\n\\tAssist supervisor with monthly building inspections across the district \\r\\n\\tAssist supervisor with health and safety regulation compliance across the district  \\r\\n\\tAssist in preparing vacant units in residential properties for occupancy\\r\\n\\tResolve all resident maintenance needs  \\r\\n\\tAssist with the facility(s) cleaning and trash removal  \\r\\n\\tPrepare vacant units for occupancy in residential properties  \\r\\n\\tRegularly inspect buildings and grounds to ensure they are maintained and compliant with safety requirements \\r\\n\\tCommunicate with and make recommendations about necessary repairs, maintenance, and property improvements that are within budgetary guidelines \\r\\n\\tOther duties as assigned \\r\\n\\r\\n\\r\\n \\r\\n\\r\\nCompetencies\\r\\n\\r\\n\\r\\n\\tMust be able to pass a Maintenance Skills Test\\r\\n\\tEffective written and oral communication skills \\r\\n\\tExperienced in operating a variety of equipment, including snow blowers, lawnmowers, paintbrushes and rollers, and small hand tools\\r\\n\\tAble to work well with minimal supervision \\r\\n\\tAbility to prioritize tasks and follow specified procedures \\r\\n\\tProfessionalism with the residents and staff \\r\\n\\tContinuous demonstration of behaviors aligned with a posture of servant leadership and our cultural values  \\r\\n\\r\\n\\r\\n \\r\\n\\r\\n \\r\\n\\r\\nSupervisory Responsibility\\r\\n\\r\\nThis position has no direct supervisory responsibilities but may serve as a coach and mentor for other positions in the organization.\\r\\n\\r\\nWork Environment\\r\\n\\r\\nPosition works inside and outside residential and office facilities, using various hand tools and office equipment. \\r\\n\\r\\n \\r\\n\\r\\nPhysical Demands\\r\\n\\r\\nThe physical demands described here represent those that an employee must meet to perform the essential functions of this job successfully. \\r\\n\\r\\nWhile performing the duties of this job, the employee is regularly required to talk or hear. Specific vision abilities required by this job include close vision and the ability to adjust focus. This would require lifting 50 pounds unassisted, climbing up ladders, and using micro and macro motions.  \\r\\n\\r\\n \\r\\n\\r\\nTravel\\r\\n\\r\\nTravel is required for this position.\\r\\n\\r\\n \\r\\n\\r\\nPosition Type/Expected Hours of Work\\r\\n\\r\\nThis is a full-time position. Days and work hours are generally Monday through Friday, 8:00 am to 5:00 pm.
