    "description": "<p><span style=\"font-weight: bold\"><span style=\"text-decoration: underline\">The Role</span></span></p>\n<p>We are seeking an experienced Project Manager (Residential)<br>to lead the delivery of a high-quality housing development. This role offers full ownership of the project from construction through to handover and aftercare, with responsibility for programme, quality, health &amp; safety, and commercial performance.</p>\n<p> </p>\n<p><span style=\"font-weight: bold\"><span style=\"text-decoration: underline\">Key Responsibilities</span></span></p>\n<ul>\n<li>Overall responsibility for construction delivery, health &amp; safety, and commercial performance</li>\n<li>Manage site preliminaries in collaboration with the Project QS and Commercial Manager</li>\n<li>Ensure all project activities are planned at least 12 weeks in advance</li>\n<li>Full ownership and accountability for the Project Programme and Project Execution Plan (PEP)</li>\n<li>Lead and document all weekly meetings, including:</li>\n<li>Complete all weekly and monthly project reporting</li>\n<li>Identify and formally report any programme or sales delays</li>\n<li>Provide weekly updates to service and progress trackers</li>\n<li>Ensure the site management team adheres to company policies, particularly in relation to Procore usage and inspection plans</li>\n<li>Attend and contribute to post-tender and pre-construction meetings</li>\n<li>Manage the RFI, DOP, and material approval processes</li>\n<li>Maintain overall responsibility for quality management across the project</li>\n<li>Oversee aftercare and handover, working closely with the Site Manager and Finishing Foreman</li>\n<li>Ensure full HPI compliance and ongoing monitoring</li>\n</ul>\n<p> </p>\n<p> </p>\n<p><span style=\"font-weight: bold\"><span style=\"text-decoration: underline\">About You</span></span></p>\n<ul>\n<li>Proven experience delivering residential developments</li>\n<li>Strong knowledge of building regulations, health &amp; safety, and quality standards</li>\n<li>Commercially aware with experience working closely with QS and commercial teams</li>\n<li>Confident leader with the ability to manage site teams, subcontractors, and stakeholders</li>\n<li>Highly organised, proactive, and accountable</li>\n<li>Experience using Procore or similar construction management platforms.</li>\n</ul>\n<p> </p>",
