    "description": "<p>National CORE is seeking a Senior Construction Cost Estimator to support our multifamily affordable housing developments within a &ldquo;Cradle-to-Grave&rdquo; construction model. This role is responsible for developing accurate cost estimates, maintaining the Historical Cost Model, and leading pre-construction efforts from early feasibility through project buyout.</p>\n\n<p>Reporting to the Vice President of Construction Estimating, this position plays a critical role in aligning budgets, design, schedules, and constructability across the full project lifecycle.</p>\n\n<h3><strong>Key Responsibilities</strong></h3>\n\n<ul>\n\t<li>Prepare conceptual through detailed construction cost estimates</li>\n\t<li>Develop, maintain, and refine the Historical Cost Model</li>\n\t<li>Lead pre-construction planning, budgeting, and pipeline management</li>\n\t<li>Conduct quantity take-offs and cost analyses</li>\n\t<li>Evaluate design solutions, construction methods, and cost impacts</li>\n\t<li>Coordinate with Development, Operations, Accounting, consultants, and trade partners</li>\n\t<li>Support bid packaging, contract development, and project buyout</li>\n\t<li>Prepare and manage CPM schedules for planning and budgeting</li>\n\t<li>Analyze estimated versus actual costs to improve forecasting accuracy</li>\n</ul>\n\n<h3><strong>Qualifications</strong></h3>\n\n<ul>\n\t<li>Experience estimating multifamily and/or affordable housing projects (Type III/V and Type I podium)</li>\n\t<li>Strong expertise in construction cost estimating and forecasting</li>\n\t<li>Ability to develop scope and pricing from evolving design documents</li>\n\t<li>Strong organizational, analytical, and communication skills</li>\n\t<li>Ability to manage multiple projects and deadlines</li>\n\t<li>Proficiency with Smartsheet, Procore, Bluebeam, and Microsoft Office</li>\n</ul>\n\n<h3><strong>Education &amp; Experience</strong></h3>\n\n<ul>\n\t<li>Minimum 5 years of construction cost estimating experience</li>\n\t<li>Minimum 5 years of multifamily or affordable housing construction experience</li>\n\t<li>Senior Estimator or leadership experience preferred</li>\n\t<li>Bachelor&rsquo;s degree in Construction Management, Business, or equivalent experience</li>\n</ul>\n\n<p><strong>FSLA Classification</strong></p>\n\n<p>Exempt</p>\n",
