    "description_html": "<p><strong>Job Title</strong>: Project Superintendent, Multi-family Renovation</p><p><br></p><p><strong>Reports To</strong>: Director of Renovations</p><p><br></p><p><strong>Purpose: </strong>The Project Superintendent is responsible for coordinating all site activities for a multi-family project while supervising personnel and subcontractors as required to successfully complete the project.</p><p><br></p><p><u><strong>Duties and Responsibilities:</strong></u></p><ul><li>Serves as the on-site representative for communicating project requirements, status, and changes to ensure a smooth-running project that exceeds expectations.</li><li>Maintain current and up to date drawings and specifications by posting all approved Addenda, bulletins and As-Built conditions.</li><li>Ensure that all the work associated with the project requirements and construction documents are accurately completed. Maintain a complete up-to-date issues log, listing the responsible parties and impact information.</li><li>Instructs employees, subcontractors, and others in approved/appropriate methods and processes of proper construction operations. Serves as a resource for answering project team, sub-contractor, owner and design team questions and assists with solving problems.</li><li>Managing day-to-day project activities and coordinating trades with the objective of maintaining the construction schedule to ensure on-time project completion. Communicate project manpower, coordination and material needs to all subcontractors, suppliers, and management on a daily basis.</li><li>Create and maintain delivery schedule; post on site where visible to all parties.</li><li>Create and maintain Two Week Look Ahead Schedules to be distributed via email to the project team each week including subcontractors, suppliers, and team members.</li><li>Communicating and monitoring safe work practices and environment with zero recordable incidents.</li><li>Conduct jobsite safety orientations with all project team members on their first day of work on-site.</li><li>Control all exterior site safety; including but not limited to all equipment, scaffolding, ROW permitting, debris zones, and surrounding traffic.</li><li>Complete Safety Resources Safety Audits.</li></ul>",
