Our ideal team members are self-starters that embrace ambiguity, think big, and bring their own uncompromising standards of excellence.</p><p><strong>Superintendent &ndash; Renovations</strong></p><ul><li>Apartments/Sr. Living/Student Housing/Hospitality</li><li>Interior/Exterior Renovations = Vacant Renovations</li><li>Typical project size = $3-5M</li><li>Property Size = 200-400 Units</li><li>Avg Project Timeline - 18-24 months</li><li>Typically turning 8-10 units/week</li><li>Need hands on Superintendents with general construction experience and familiarity with multiple trades</li><li>Strong communication skills required, as there will be lots of interaction with Subs/Property Manager/Tenants/Owners/ etc.</li><li>Local travel necessary with possibility of regional travel</li></ul><p>This job will be physically taxing, as you will be renovating multiple units throughout the property at a time vs.1 building at a time. &nbsp;The typical property will be fairly large and you will be required to walk the units in production multiple times/day.</p><ul><li>Must know excel /outlook/how to use their calendar</li><li>Prefer 2-7 years construction/project engineering experience</li><li>M-F typically working 8am-6pm</li><li>Weekend work on occasion</li><li>NO BONUS potential</li></ul><p><strong>Essential Duties &amp; Responsibilities</strong></p><ul><li>Assist in Scheduling subcontractors, consultants, and vendors in critical path to ensure timely completion.</li><li>Perform quality control duties and responsibilities regarding the work being performed.</li><li>Communicate and insure coordination with ASI&rsquo;s, RFI&rsquo;s, addendums and material submittals.</li><li>Ensure that subcontractor is fully executing and complying with his contracted scope of work.</li><li>Coordinate required inspections with local jurisdictions.</li><li>Identify subcontractor non-compliance with safety and environmental quality standards.</li><li>Identify conflicts in construction progress and communicate them to the project team for resolution.</li><li>Maintain daily log (written and photos) of activities on the jobsite.</li><li>Periodically will perform Superintendent duties at multiple job sites, simultaneously.</li><li>Ensure subcontractor has corrected all deficiencies identified by the project team.</li><li>Walk all units on project daily to monitor activities and assist in future planning.</li><li>Lead onsite weekly subcontractor meetings designed to coordinate and communicate the work.</li><li>Issue notices of non-compliance to subcontractors regarding quality of work, scheduling or safety.</li><li>Ensure that the job site is always kept in a clean and organized manner.</li><li>Perform job progress and completion punch list walks with the client identifying and completing incomplete items.</li><li>Assist in obtaining permits or approval of revisions.</li><li>Gather project material submittals and maintain records of approvals at the job-site.</li><li>Identify areas of work that are outside of subcontracted scope.</li><li>Lead a pre-construction meeting with each subcontractor prior to the start of the work.</li><li>Opening the jobsite at beginning of the day and securing the jobsite at the end of the day.</li><li>Assist in hiring sub-tier employees &ndash; (i.e. labor services, etc.)</li></ul>\n    </div>\n  \n",
