The Construction Project Manager I develops and implements strategies to maximize profitability by managing a project's budget, maintaining schedules, delivering quality spaces, and building client/contractor relationships.</p>\n<p> </p>\n<ul>\n <li>Manage and lead all facets of the construction project from planning to closeout with industry best practices.</li>\n <li>Lead the design team of engineers/architects to develop tenant plans for bidding, permitting, and construction.</li>\n <li>Prepare overall project budgets, manage invitations to bid, and review proposals for a complete scope of work.</li>\n <li>Negotiate, buy out, and create contractor and vendor agreements.</li>\n <li>Ability to create project schedules and achieve tight deadlines while managing simultaneous multi-state projects within budget.</li>\n <li>Analyze constructability and value engineering techniques to provide the best value for projects.</li>\n <li>Review tenant improvement documents and ensure design plans are in alignment with delivery requirements.\\</li>\n <li>Identify project risks, develop mitigation plans, and implement action plans to reduce or eliminate impact.</li>\n <li>Monitor, control, and track all the change management processes on managed projects.</li>\n <li>Keep the team informed on all significant updates of the project, schedule progress, financial status, and relationships.</li>\n <li>Coordinate requirements with utility companies for services and municipalities on required inspections and occupancy permits.</li>\n <li>Partner with the Real Estate team to support growth in the RKR portfolio.</li>\n <li>Assist in all maintenance functions with RKR 3rd party tenants and RK Stores as needed to lead or support.</li>\n <li>May be required to cross-train and perform other duties. </li>\n</ul>\n<h2></h2>\n<p><strong>Essential Qualities for Success</strong></p>\n<ul>\n <li>5+ years of broad commercial construction management experience with 3+ years of retail construction experience preferred.</li>\n <li>Demonstrated excellent negotiation skills while successfully managing multiple $1,000,000+ projects at the same time.</li>\n <li>Knowledge of construction, including reading plans, familiarity with building specifications, and code requirements</li>\n <li>Analytical skills include planning, organizing, directing, and controlling workflow and processes.</li>\n <li>Ability to interact with the team in a fast-paced environment, remaining flexible, proactive, resourceful, and efficient.</li>\n <li>Ability to work independently without supervision, supervision of construction superintendents and construction companies.</li>\n <li>Strong work ethic, highly organized, results-driven, with great verbal and written communication skills.</li>\n <li>Have a constant improvement mindset and expect a high level of excellence.</li>\n <li>Flexibility with hours: the ability to work varied hours, days, nights, and weekends as business needs dictate.</li>\n <li>Proficient computer skills, including the use of Microsoft Office Suite, PM Software, and Scheduling software.<strong></strong></li>\n</ul>\n<h1>Physical Requirements </h1>\n<ul>\n <li>Good visual acuity and ability to communicate effectively.</li>\n <li>Ability to lift, push, and/or pull a minimum of 30 pounds and</li>\n <li>Ability to stand and/or walk for long periods of time.</li>\n <li>Ability to travel to project sites throughout multiple states</li>\n</ul>\n<p>Reasonable accommodations may be made to enable individuals with disabilities to perform essential job functions.</p>\n<p> </p>\n<p>The pay range for this position is<strong> $90,000 - $110,000 annualized</strong> and is bonus eligible.
