There is no additional compensation for travel.</p>\n<p><br></p>\n<p><span style=\"font-weight: bold\">SUMMARY OF POSITION RESPONSIBILITIES</span></p>\n<p>We are seeking an experienced and reliable HVAC Technician to perform inspections, repairs, installations, and routine maintenance across a variety of residential and commercial properties. This part-time role offers flexible hours and is ideal for a licensed technician seeking supplemental work or project-based assignments.</p>\n<p><br></p>\n<p>The HVAC Technician will respond to service calls and support seasonal maintenance and system upgrades, ensuring energy efficiency, tenant comfort, and code compliance.</p>\n<p><br></p>\n<p><span style=\"font-weight: bold\">SCHEDULED DUTIES &amp; RESPONSIBILITIES:</span></p>\n<ul>\n<li>Install, repair, and maintain HVAC systems including furnaces, air conditioners, heat pumps, boilers, and ventilation units</li>\n<li>Diagnose and resolve issues related to airflow, thermostats, refrigerant, mechanical components, and electrical systems</li>\n<li>Perform seasonal tune-ups and preventative maintenance to maximize system performance</li>\n<li>Respond to emergency repair requests in a timely and professional manner</li>\n<li>Ensure all work complies with local, state, and manufacturer guidelines</li>\n<li>Maintain accurate service logs, material usage, and repair documentation</li>\n<li>Collaborate with property managers, maintenance teams, and other contractors as needed</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-weight: bold\">UNSCHEDULED DUTIES &amp; RESPONSIBILITIES</span></p>\n<ul>\n<li>Assist supervisor with work related requests.</li>\n<li>Responsible for following regulations of COMAR, CARF, any other regulatory body, and company policies/ procedures related to service delivery and documentation and co-facilitating orientation of all new hires to these as well.</li>\n<li>Support the maintenance of a safe environment by participating in training and drills as requested.</li>\n<li>Maintain confidentiality of records relating to client’s treatment.</li>\n<li>Participate in external and internal audits/surveys (CARF/CSA/OHCQ) as directed by the supervisor.</li>\n<li>Participates in quality assurance and performance improvement plans by completing periodic audits or other activities to ensure regulatory compliance and/or improve service delivery.</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-weight: bold\">PHYSICAL DEMANDS</span>: Regularly walk, stand or stoop; occasionally lift, carry, push, pull or otherwise move objects weighing up to 100 pounds; and regularly drive a motor vehicle.</p>\n<p><br></p>\n<p><span style=\"font-weight: bold\">WORKING CONDITIONS</span></p>\n<ul>\n<li>Work is performed indoors and outdoors, in various weather conditions.</li>\n<li>May be required to work evenings, weekends, and holidays as needed.</li>\n<li>Exposure to potentially hazardous materials, heights, and tight spaces.</li>\n<li>Use of personal protective equipment (PPE) is required in certain situations.</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-weight: bold\">COMPETENCY AND SKILLS</span></p>\n<ul>\n<li>Proven experience as a handyman or in a similar maintenance role.</li>\n<li>Proficiency in a variety of trades, including carpentry, plumbing, electrical, and painting.</li>\n<li>Ability to use hand and power tools safely and effectively.</li>\n<li>Strong problem-solving skills and attention to detail.</li>\n<li>Excellent communication and customer service skills.</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-weight: bold\">LEVEL OF EDUCATION / TRAINING / QUALIFICATIONS</span></p>\n<p><span style=\"font-weight: bold\">Qualifications</span></p>\n<ul>\n<li>Experience with ductless mini-split systems, smart thermostats, and energy-efficient upgrades</li>\n<li>Familiarity with housing authority, supportive housing, or affordable housing facilities</li>\n<li>Ability to provide estimates for equipment replacement and system upgrades</li>\n<li>Minimum 3 years of experience servicing residential and/or commercial HVAC systems</li>\n<li>Proficiency with diagnostic tools and refrigerant handling</li>\n<li>Reliable transportation and own tools</li>\n<li>Must carry or be willing to obtain general liability insurance (if 1099)</li>\n<li>Ability to work independently and maintain professionalism in occupied units or public spaces</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-weight: bold\">Education</span></p>\n<ul>\n<li>High school diploma or equivalent; vocational training or certification is a plus.</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-weight: bold\">Required Certification/License</span></p>\n<ul>\n<li>Valid driver’s license and reliable transportation.</li>\n<li>Valid Maryland HVAC license (Journeyman or Master level)</li>\n<li>EPA 608 certification required</li>\n</ul>",
