    "description": "<h2>Overview</h2>\n<p><strong>Job Title:</strong> Post Closing Specialist - Trailing Documents</p>\n<p> </p>\n<p><strong>Location:</strong> Remote OK ( If living within 31 miles of Santa Ana, CA or Austin, TX will need to be able to work 4 days on-site)</p>\n<p> </p>\n<p><strong>Pay:</strong>  Up to $21/hr. d.o.e. plus benefits</p>\n<p>Primary responsibilities include preparing real estate loans to ensure they are closed in conformance with all underwriting guidelines. Post-Closing prepares loans for booking and settlement with agencies, tracks and clears post close file exceptions.</p>\n<h2>Responsibilities</h2>\n<p><strong>Essential Duties and Responsibilities:</strong>  </p>\n<p> </p>\n<ul>\n <li>Performs post audit review of secondary market loans based upon regulatory agency and investor requirements.</li>\n <li>Prepares files for other audits of secondary market loans.</li>\n <li>Disbursement of all residential mortgage loans.</li>\n <li>Reconciliation of all HUD/Settlement Statements with FICS.</li>\n <li>Mailing customer survey letters.</li>\n <li>Coordinating trailing documents to outside investors</li>\n <li>Reviewing all mortgage loans for compliance following QC checklist.</li>\n <li>Provide exceptional customer service to both internal and external customers.</li>\n</ul>\n<h2>Qualifications</h2>\n<p><strong>Qualifications:</strong></p>\n<p>To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
