    "description": "<p><span style=\"text-decoration: underline\"><span style=\"font-weight: bold\">Role Overview:</span></span></p>\n<p>We are seeking a strategic and results-driven Commercial Construction Contract and Procurement Manager to join our Design and Construction team. This role will report directly to the VP, Construction Services and will be responsible for leading the procurement and sourcing of construction materials, services, and contractors for new builds, remodels, and infrastructure projects. The ideal candidate will bring deep expertise in construction sourcing, supplier management, and contract negotiation, with a strong focus on operational excellence and cost efficiency.</p>\n<p><br></p>\n<p><span style=\"text-decoration: underline\"><span style=\"font-weight: bold\">What You'll Do:</span></span></p>\n<p>Strategic Procurement Leadership</p>\n<p>Develop and execute sourcing strategies aligned with construction project goals and business objectives.<br>Partner with cross-functional teams including project manager, contractors and vendors to forecast and fulfill sourcing needs.</p>\n<p><br><span style=\"text-decoration: underline\"><span style=\"font-weight: bold\">Supplier &amp; Contractor Management</span></span></p>\n<p>Identify, evaluate, and establish relationships with construction suppliers, contractors, and equipment vendors.<br>Negotiate pricing, contracts, and terms with suppliers and contractors to ensure competitive pricing and quality.<br>Manage the performance of existing suppliers and contractors, ensuring compliance with contracts and project delivery agreements.<br>Identify alternative suppliers to create vendor redundancy and mitigate sourcing risk<br>Contract review and redlining to ensure corporate terms and conditions are maintained.</p>\n<p><br><span style=\"text-decoration: underline\"><span style=\"font-weight: bold\">Project Sourcing and Execution Support</span></span></p>\n<p>Oversee the sourcing of materials, equipment, and services required for construction projects, including new builds, expansions, and renovations.<br>Ensure the timely delivery of all materials and services to meet Equipment Delivery Schedules and project deadlines.<br>Collaborate with project teams to ensure that the sourced materials meet specifications and quality standards.<br>Budgeting and Cost Control</p>\n<p>Work with the finance team to develop project budgets and ensure sourcing activities stay within financial constraints.<br>Identify opportunities for cost savings without compromising quality, service, and project timelines.<br>Analyze market trends, pricing, and supply chain dynamics to adjust sourcing strategies.<br>Market Intelligence</p>\n<p>Conduct market research to stay updated on industry trends, emerging suppliers, and new technologies in the construction sector.<br>Provide insights into the latest innovations in construction materials and methods, especially those that could benefit the company.</p>\n<p><br><span style=\"text-decoration: underline\"><span style=\"font-weight: bold\">Team Collaboration &amp; Development</span></span></p>\n<p>Manage, lead, mentor, and train junior members of the procurement team.<br>Collaborate effectively with internal teams, including project managers, architects, designers, and engineering departments.<br>Foster strong relationships with external vendors.</p>\n<p><br><span style=\"text-decoration: underline\"><span style=\"font-weight: bold\">What You Bring:</span></span></p>\n<p>Bachelor’s degree in Construction Management, Procurement, Supply Chain, Business, or related field.<br>5+ years of experience in construction sourcing or procurement.<br>Proven experience with new builds and remodels in a commercial setting.<br>Strong negotiation, contract management, and communication skills.<br>Deep understanding of construction timelines, materials, and procurement best practices.<br>Professional certifications such as CPSM or PMP (preferred).<br>Experience sourcing specialized equipment for general contractors in commercial construction (preferred).</p>\n<p><br><span style=\"text-decoration: underline\"><span style=\"font-weight: bold\">Position Summary:</span></span></p>\n<p>Responsible for the execution of category strategies while maintaining compliance to company policy and standards and mitigating all risk.<br>Engages the different stakeholders within the country to collaboratively develop categories through implementation of vendor contracts.<br>Plays an active role in developing the category strategies.<br>Leads the negotiation and management of national contracts for specific product lines. <br>Identifies opportunities for reducing the total cost of product to the segments. <br>Seeks direction from Category Directors, Segments, on purchasing strategies to be employed.<br>Manages contracts with multiple manufacturers as delegated. <br>Under general supervision, manages the entire process to solicit and analyze competitive proposals or bids, including Request for Proposal (RFP) process, financial analysis, solicitation of input from the segments, engagement of the program activation team for the award and communication throughout the organization.<br>Minimum Qualifications &amp; Requirements:</p>\n<p>Minimum Education Requirement - Bachelor’s Degree or equivalent experience<br>Minimum Management Experience - 5 years<br>Minimum Functional Experience - 3 years</p>\n<p><br><span style=\"font-weight: bold;
