This position is responsible for ensuring the property, grounds and equipment are safe and orderly. Clear sink and toilet clogs</li><li style=\"color: rgb(0, 0, 0);\">Repairing/installing drywall, doors, screens</li><li style=\"color: rgb(0, 0, 0);\">Caulking and painting</li><li style=\"color: rgb(0, 0, 0);\">May help with apartment turns</li><li style=\"color: rgb(0, 0, 0);\">Help repair/replace appliances</li><li style=\"color: rgb(0, 0, 0);\">Help repair water heaters</li><li style=\"color: rgb(0, 0, 0);\">Help maintain pool equipment such as pumps, feeders, and gauges.</li><li style=\"color: rgb(0, 0, 0);\">Help grounds with seasonal tasks such as leaf pick up and snow removal</li><li style=\"color: rgb(0, 0, 0);\">Monitor and respond to work orders</li><li style=\"color: rgb(0, 0, 0);\">Maintain stock of repair parts</li><li style=\"color: rgb(0, 0, 0);\">Order maintenance/ janitorial supplies</li><li style=\"color: rgb(0, 0, 0);\">May need to respond to after-hour and weekend emergency calls</li><li style=\"color: rgb(0, 0, 0);\">Participates in other projects and activities assigned</li></ul><p><strong><u>Education and Experience</u></strong></p><ul><li style=\"color: rgb(0, 0, 0);\">High School diploma or GED&nbsp;</li><li style=\"color: rgb(0, 0, 0);\">Vocational training or certification in a relevant field (e.g., HVAC, electrical, plumbing) is highly desirable.</li><li style=\"color: rgb(0, 0, 0);\">Minimum of 2 years of experience in building maintenance or related field</li><li style=\"color: rgb(0, 0, 0);\">Proficiency in plumbing repairs, including fixing leaks, unclogging drains, and repairing or replacing fixtures.</li><li style=\"color: rgb(0, 0, 0);\">Competence in electrical repairs, such as replacing outlets, switches, light fixtures, and circuit breakers.</li><li style=\"color: rgb(0, 0, 0);\">Knowledge of HVAC systems and the ability to perform routine maintenance and minor repairs.</li><li style=\"color: rgb(0, 0, 0);\">Carpentry skills for tasks like repairing doors, cabinets, and flooring.</li><li style=\"color: rgb(0, 0, 0);\">Ability to use hand and power tools safely and effectively.</li><li style=\"color: rgb(0, 0, 0);\">Familiarity with appliance repair and maintenance.</li></ul><p><strong><u>Qualifications and Requirements</u></strong></p><ul><li style=\"color: rgb(0, 0, 0);\">Valid driver&#39;s license required and reliable transportation to respond to emergencies within 30 minutes</li><li style=\"color: rgb(0, 0, 0);\">EPA certification preferred</li><li style=\"color: rgb(0, 0, 0);\">Strong problem-solving skills and attention to detail.</li><li style=\"color: rgb(0, 0, 0);\">Excellent communication and interpersonal skills for interacting with residents and coworkers.</li><li style=\"color: rgb(0, 0, 0);\">Ability to work independently with minimal supervision.</li><li style=\"color: rgb(0, 0, 0);\">Strong organizational skills to manage multiple tasks and priorities effectively.</li><li style=\"color: rgb(0, 0, 0);\">Dependability and reliability in responding to maintenance requests and emergencies.&nbsp;</li></ul><p><strong><u>Physical Requirements</u></strong></p><ul><li style=\"color: rgb(0, 0, 0);\">Must be able to lift up to 75 lbs</li><li style=\"color: rgb(0, 0, 0);\">Capable of bending, twisting, kneeling, and climbing</li><li style=\"color: rgb(0, 0, 0);\">Can reach above shoulder level</li><li style=\"color: rgb(0, 0, 0);\">Able to push or pull heavy objects</li><li style=\"color: rgb(0, 0, 0);\">Capable of standing, walking, and working in various environmental conditions (indoor/outdoor)</li></ul><p><span style=\"color: rgb(0, 0, 0);
