This role oversees repairs, unit turns, preventive maintenance, safety compliance, vendor coordination, and supervision of on-site staff. The ideal candidate is organized, safety-focused, and committed to excellent resident service.</p>\n<p><br></p>\n<p><span style=\"font-size: 12pt\"><span style=\"font-weight: bold\">Responsibilities</span></span></p>\n<ul>\n<li>Supervise, schedule, and perform daily maintenance operations</li>\n<li>Coordinate with Community Manager on inspections, move-ins/outs, and projects</li>\n<li>Ensure units are ready for occupancy, including all repairs and make-ready tasks</li>\n<li>Manage service requests, monitor completion quality, and minimize callbacks</li>\n<li>Hire, train, coach, and evaluate maintenance team members</li>\n<li>Conduct vacant unit inspections and confirm readiness for move-in</li>\n<li>Identify and address safety hazards; enforce PPE and safety standards</li>\n<li>Oversee preventive maintenance for property systems and equipment</li>\n<li>Manage inventory, order supplies within budget, and assist with budgeting</li>\n<li>Maintain clean work areas and respond to emergencies and weather conditions</li>\n<li>Coordinate vendors, warranties, and quality control</li>\n<li>Perform maintenance technician duties as needed</li>\n</ul>\n<p><br><br></p>\n<p><span style=\"font-size: 12pt\"><span style=\"font-weight: bold\">Qualifications</span></span></p>\n<ul>\n<li>5+ years general maintenance experience; multifamily experience preferred</li>\n<li>Prior supervisory experience required</li>\n<li>Strong troubleshooting skills (HVAC, plumbing, electrical, appliances, etc.)</li>\n<li>Valid driver’s license or reliable transportation</li>\n<li>Basic English literacy and math skills</li>\n</ul>\n<p><br><br></p>\n<p><span style=\"font-size: 12pt\"><span style=\"font-weight: bold\">Skills &amp; Abilities</span></span></p>\n<ul>\n<li>Proficiency with maintenance tools and equipment</li>\n<li>Strong organization, multitasking, and decision-making skills</li>\n<li>Excellent communication with residents, staff, and vendors</li>\n<li>Ability to work independently with professionalism and confidentiality</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-size: 12pt\"><span style=\"font-weight: bold\">Certifications</span></span></p>\n<ul>\n<li>EPA Freon Recovery (Type I &amp; II or Universal) required</li>\n<li>CAMT, HVAC, plumbing, or additional trade certifications preferred</li>\n<li>Required state/local permits (pool, electrical, HVAC, plumbing)</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-size: 12pt\"><span style=\"font-weight: bold\">Physical Requirements</span></span></p>\n<ul>\n<li>Lift up to 50 lbs; climb ladders/stairs; work on rooftops</li>\n<li>Exposure to weather, chemicals, electrical systems, and tools</li>\n<li>Participate in on-call and after-hours schedules; follow safety protocols</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-size: 12pt\"><span style=\"font-weight: bold\">Benefits</span></span></p>\n<ul>\n<li>Health (HDHP/PPO), dental, and vision insurance</li>\n<li>Short- &amp; long-term disability and life insurance</li>\n<li>HSA &amp; FSA options, EAP, and 401(k)</li>\n<li>12 paid holidays (including birthday)</li>\n<li>Up to 130 hours PTO</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-size: 12pt\"><span style=\"font-weight: bold\">About NHE, Inc.</span></span></p>\n<p>Based in Greenville, SC, NHE provides professional property management services for multifamily communities and HOAs, supported by strong training, technology, and industry expertise.</p>\n<p><br></p>\n<p><span style=\"font-weight: bold\">EOE</span></p>\n",
