    "description": "<h2>Overview</h2>\n<p>The MEP Technician III is a senior-level role responsible for advanced troubleshooting, repair, and system oversight. This position can perform higher complexity mechanical, electrical, and plumbing work.</p>\n<h2>Responsibilities</h2>\n<ul>\n <li>Ensure that each guest receives outstanding service by creating a friendly environment and following Jackson Rancheria Guest Service Guidelines.</li>\n <li>Performs skilled maintenance, repair, and troubleshooting on MEP systems.</li>\n <li>Completes routine work independently, including electrical repairs, plumbing fixture replacements, HVAC service, and basic diagnostics.</li>\n <li>Assist with system installations, remodels, and upgrades.</li>\n <li>Makes periodic inspection of equipment and systems to observe operating condition and need for repair and adjustment.</li>\n <li>Conduct preventive maintenance in accordance with established schedules.</li>\n <li>Maintain accurate documentation of repairs, parts usage, and system performance.</li>\n <li>Provides support and informal guidance to MEP Technician I staff.</li>\n <li>Ensure compliance with applicable safety and regulatory standards.</li>\n <li>HVAC/R, installing and troubleshooting repairing, rebuilding commercial HVAC equipment and refrigeration systems.</li>\n <li>Maintaining, repairing, and troubleshooting electrical systems and controls up to 480 volt/AC, including motors, controls, magnetic starters, variable frequency drives, transformers, relays, circuit breakers, and DDC components.</li>\n <li>Opens valves on equipment such as compressors, pumps, and condensers to prepare system for operation and starts equipment and auxiliary machinery.</li>\n <li>Observes temperature, pressure and ampere readings for system and equipment and adjusts controls or overrides automatic controls to obtain specified operation of equipment.</li>\n <li>Measure density of brine and adds calcium chloride to lower temperature to specified degree.</li>\n <li>Assembles, installs, and repairs pipes, fittings, and fixtures of heating, water, and drainage systems.</li>\n <li>Inspects, repairs, installs, modifies and maintains plumbing fixtures in heating, water and drainage systems.</li>\n <li>Studies building plans and blueprints to determine work aids required and sequence of installations.</li>\n <li>Inspects structure to ascertain obstructions to be avoided to prevent weakening of structure resulting from installation of pipe.</li>\n <li>Locates and marks position of pipe and pipe connections and passage holes for pipes in walls and floors.</li>\n <li>Repacks pumps and compressors, cleans condensers, and replaces worn or defective parts.</li>\n <li>Adjusts controls to isolate and clear broken lines for repair or shut down equipment.</li>\n <li>Understanding of advanced principles of Freon, refrigeration and heating concepts.</li>\n <li>Has a working knowledge of boiler systems.</li>\n <li>Maintains, adjusts and makes minor repairs to elevator systems.</li>\n</ul>\n<h2>Qualifications</h2>\n<p><strong>EDUCATION and/or EXPERIENCE</strong></p>\n<p><em>Minimum education, training, and previous work experience required to perform this job:</em></p>\n<ul>\n <li>Advanced level experience in the mechanical, electrical, plumbing technical functions.</li>\n</ul>\n<p><strong>CERTIFICATES, LICENSES, REGISTRATIONS</strong></p>\n<p><em>Required to perform this job:</em></p>\n<ul>\n <li>Able to obtain & maintain a Jackson Rancheria Gaming License.</li>\n <li>For those that drive company vehicles a Ca. Class C driver license is required and they must be vehicle insurable through Jackson Rancheria’s Agent.</li>\n <li>Possession of a Universal 608 card/certification required.</li>\n</ul>\n<p>Pay range: $30.00 - $39 per hour</p>\n<p> </p>\n<em><strong>*Shift Differential: </strong>Non-Exempt employees will receive a $1.00 per hour shift differential for any hours worked between 10:00pm and 6:00am.</em> \n<p><strong>This is not a smoke free workplace.</strong>  Although we employ state-of-the-art air filtration systems, cigarette smoke is in the work environment.</p>",
