    "requisitionDescription": "<div><p><br></p><p id=\"isPasted\"><strong>SUMMARY<em>&nbsp;</em></strong></p><p id=\"isPasted\">To provide maintenance support to Group Homes, Day Program Service building and Support Office building. Provide preventative maintenance on assets and ensure that certain operational inspections / checklists are completed. Maintain the facilities within OAC and state and federal guidelines.</p><p>Accountable for meeting and adhering to financial budgets, timely departmental reports, minimum Licensure K-Tag deficiencies and regular participation on Safety Committee. Oversee vehicle maintenance program and license tag renewal.</p><p><strong>ESSENTIAL FUNCTIONS&nbsp;</strong></p><ul><li id=\"isPasted\">Maintain facilities in accordance to federal / state / location building codes and all ICF/DD governing agencies.</li><li>Perform routine preventative maintenance on facilities occupied by OAC.</li><li>Perform any minor repairs to include plumbing, electrical, carpentry and&nbsp;HVAC.</li><li>Monitor and ensure company vehicles are maintained&nbsp;appropriately.</li><li>Remove unsightly debris or discarded material / equipment /&nbsp;furnishings.</li><li>Oversee any major projects performed by subcontractors and ensure work is being performed appropriately.</li><li>Respond to all emergencies relative to the&nbsp;facilities.</li><li>Ensure &ldquo;Maintenance Software Databases&rdquo; software is kept current with up to date&nbsp;information.</li><li>Ensure service contracts are performed efficiently and on a timely basis with all reports filed appropriately.</li><li>Provide oversight for janitorial cleanliness of the&nbsp;facilities.</li><li>Provide oversight for the ground, sidewalks and parking lots to ensure operational reliability and appearance</li><li>Maintain vehicle software, oversee vehicle maintenance and renew vehicle&nbsp;tags</li><li>Provide assistance needed to set up for OAC&nbsp;activities/events</li><li>Provide input to the organization as to areas the maintenance program could be&nbsp;improved.</li><li>Occasional in-service of various procedures to staff in accordance with safety guidelines.</li></ul><p><strong>QUALIFICATIONS&nbsp;</strong></p><p><u>Education &amp; Experience:</u></p><ul><li id=\"isPasted\">High School Graduate or&nbsp;equivalent.</li><li>Valid driver&rsquo;s license required</li><li>CPR required within 30 days of employment</li><li>Must have the ability to learn and adhere to Federal, State and local codes regulations for residential and commercial&nbsp;facilities<strong>.</strong></li><li>Effective communication skills both written, verbal and basic computer&nbsp;skills.</li><li>Proven expertise in plumbing, minor electrical, basic HVAC, and carpentry.</li></ul><p><strong>&nbsp;</strong><u>Physical Requirements: &nbsp;</u></p><ul><li id=\"isPasted\">Ability to sit or stand for long periods of time.</li><li>Ability to lift a minimum of 50 pounds; tasks may include lifting, repositioning, bending, turning, squatting, etc.</li><li>Ability to work independently, set priorities, handle multiple tasks with concentration and speed and accuracy to meet deadlines.</li></ul><p><br></p><p><em>This job description is not an employment agreement or contract.
