    "ExternalDescriptionStr": "<p>The successful Maintenance Manager candidate will report to the Director of Facilities. This position will be responsible for overseeing onsite personnel and external contractors supporting a mixed-use facilities portfolio totaling approximately 700,000 square feet across four sites. Responsibilities include developing and implementing preventive maintenance (PM) programs, prioritizing and managing work order requests, supporting and maintaining revenue-generating process equipment, and ensuring the safety, reliability, and comfort of all occupants.</p><p>This role will lead and coach a team of maintenance mechanics, providing day-to-day guidance, prioritization, and support. A strong focus on safety, leadership, accountability, and customer service is critical for success in this position. The Maintenance Manager will serve as the on-call resource for facilities-related issues and will support annual budgeting and monthly expense management activities.</p><p>This is an excellent opportunity for someone looking to grow their career in maintenance leadership within a fast-paced, evolving, and rewarding environment where each day brings new challenges and opportunities.</p><p><strong>Responsibilities:&nbsp;</strong></p><ul><li>Develop and maintain strong contractor relationships while balancing cost, quality, and scope coverage.</li><li>Provide daily leadership and direction to the onsite maintenance team.</li><li>Coach, mentor, and develop the skills of the internal maintenance staff.</li><li>Allocate, prioritize, and manage work orders to support business needs.</li><li>Coordinate and oversee outside contractors for recurring maintenance and project-related work.</li><li>Maintain and continuously improve the CMMS system.</li><li>Support maintenance budget tracking and expense management.</li><li>Ensure projects are completed on schedule and within budget.</li><li>Communicate project schedules, impacts, and status updates to stakeholders.</li><li>Develop and maintain internal and external preventive maintenance (PM) schedules.</li><li>Manage facility and equipment asset inventories.</li><li>Create and maintain annual schedules for compliance inspections and safety-related PMs.</li><li>Promote and implement continuous improvement initiatives and new processes within the maintenance team.</li><li>Serve as an on-call resource for facilities-related issues as needed.</li><li>Support a strong culture of safety, accountability, and customer service.</li></ul><p><strong>Qualifications:</strong></p><ul><li>Minimum of 5 years of facilities maintenance and/or project management experience required.</li><li>Previous leadership experience managing maintenance teams and contractors preferred.</li><li>Minimum of 5 years of CMMS experience required; eMaint experience preferred.</li><li>Strong knowledge of commercial HVAC, plumbing, electrical, and building systems.</li><li>Experience with building automation and controls systems strongly preferred (JCI, Siemens, Honeywell, etc.).</li><li>Excellent verbal and written communication skills with the ability to communicate effectively at all levels of the organization.</li><li>Demonstrated proficiency with Microsoft Office applications, including Outlook, Excel, PowerPoint, and Word.</li><li>Working knowledge of Microsoft Teams and SharePoint required.</li><li>Strong organizational, prioritization, and problem-solving skills.</li><li>Strong commitment to safety, continuous improvement, and customer service.</li><li>Ability to adapt to changing priorities and work effectively in a fast-paced environment.</li><li>Strong preference given to candidates with a Bachelor’s degree in Civil Engineering, Mechanical Engineering, Architecture, Construction Management, Facilities Management, or a related field from an ABET-accredited university.</li></ul>",
