This role fills staffing gaps, supports projects, and ensures high-quality service for residents and stakeholders. Responsibilities include staff support, training, vendor coordination, and project execution. Regular travel, including overnight, weekends, and holidays, is required.</p>\n<p><br></p>\n<p><span style=\"font-size: 12pt; font-weight: bold\">I. KEY RESPONSIBILITIES</span></p>\n<ul>\n<li>Provide on-site maintenance support and fill gaps at understaffed properties</li>\n<li>Partner with leadership to maintain service quality and resident satisfaction</li>\n<li>Identify, prioritize, and budget maintenance and capital projects</li>\n<li>Solicit bids and manage vendor relationships</li>\n<li>Execute capital improvements as directed</li>\n<li>Support hiring, training, and development of maintenance staff</li>\n<li>Assist with succession planning and employee development</li>\n<li>Perform additional duties as assigned</li>\n</ul>\n<p><br><br></p>\n<p><span style=\"font-size: 12pt; font-weight: bold\">II.  SKILLS AND ABILITIES</span></p>\n<ul>\n<li>Strong knowledge of maintenance disciplines (HVAC, plumbing, electrical, carpentry, etc.)</li>\n<li>Experience with budgeting, financial planning, and contract management</li>\n<li>Proficiency in Yardi Voyager and Microsoft Office</li>\n<li>Excellent customer service, communication, and leadership skills</li>\n<li>Strong organizational and multi-tasking abilities</li>\n<li>Ability to work independently and maintain professionalism</li>\n</ul>\n<p><br><br></p>\n<p><span style=\"font-size: 12pt; font-weight: bold\">III.  REQUIREMENTS</span></p>\n<ul>\n<li>Multi-site property maintenance experience</li>\n<li>EPA Type I &amp; II Certification</li>\n<li>Certified Pool Operator (CPO)</li>\n<li>Valid driver’s license and insurance</li>\n<li>Knowledge of applicable housing laws and regulations</li>\n<li>Experience in multifamily leasing, sales, or customer service</li>\n<li>High school diploma or equivalent required</li>\n</ul>\n<p><br><br></p>\n<p><span style=\"font-size: 12pt; font-weight: bold\">IV.  PHYSICAL AND WORK CONDITIONS</span></p>\n<ul>\n<li>Frequent standing, walking, lifting (50+ lbs), climbing, and outdoor work</li>\n<li>Use of tools, equipment, and safety gear required</li>\n<li>Exposure to weather, noise, and maintenance-related hazards</li>\n<li>Occasional overtime and after-hours service calls</li>\n</ul>\n<p><br><br></p>\n<p><span style=\"font-size: 12pt; font-weight: bold\">BENEFITS</span></p>\n<p><span style=\"font-size: 12pt\"><span style=\"font-size: 10pt\">All full-time employees are eligible to participate in our benefits program.  NHE offers:</span></span></p>\n<ul>\n<li>Medical (HDHP &amp; PPO), Dental, Vision</li>\n<li>HSA &amp; FSA options</li>\n<li>Life and Disability Insurance</li>\n<li>401(k) retirement plan</li>\n<li>12 paid holidays (including birthday)</li>\n<li>Up to 130 hours PTO</li>\n<li>Employee Assistance Program</li>\n</ul>\n<p><br></p>\n<p><span style=\"font-size: 12pt; font-weight: bold\">About NHE, Inc.</span></p>\n<p>NHE is a Greenville, SC-based real estate management company specializing in HOA and multifamily management.
