This includes acquiring resources and coordinating the efforts of team members and third-party contractors or consultants in order to deliver projects according to plan. From a stated project objective, the Construction Superintendent will oversee the completion of the design phase, implement a plan and execute multiple projects simultaneously.  The Construction Superintendent will be responsible for all quality control throughout the project life cycle.</span></span></p>\n\n<div style=\"page-break-after:always;\"><span style=\"font-family:Calibri, sans-serif;\">Work with the Project Manager to understand and refine project requirements.  The Construction Superintendent may also be required to work with the engineer projects.</span></span></li>\n\t<li style=\"text-align:justify;\"><span style=\"font-size:11pt;\"><span style=\"font-family:Calibri, sans-serif;\">Prepare agendas for meetings with owners, From a stated project objective, the Construction Superintendent will oversee the completion of the design phase, implement a plan and execute multiple projects simultaneously.  The Construction Superintendent will be responsible for all quality control throughout the project life cycle.\\n\\n \\n\\nESSENTIAL FUNCTIONS AND RESPONSIBILITIES\\n\\n\\n\\n\\tWork with the Project Manager to understand and refine project requirements.  The Construction Superintendent may also be required to work with the development team, leasing team and/or project owner to further define project requirements.\\n\\tManage design services on projects when required.  Oversee the completion of construction documents and assure accordance with lease and/or contract requirements.\\n\\tWork with the city to obtain permits /entitlements.\\n\\tProcure and work with surveyors and excavators to establish boundaries, site grades, and site controls.\\n\\tProcure and work with Surveyors, Utility Contractors and Excavators to develop infrastructure. \\n\\tProcure and work with geotechnical engineers to procure soil reports and administer solutions.\\n\\tCoordinate the removal/fill of dirt on future developments and on-going projects.\\n\\tWork with owners, engineers and architects to value engineer projects.\\n\\tPrepare agendas for meetings with owners, tenants, architects, engineers, designers, and trade contractors.\\n\\tDevelop preliminary schedules and budgets.\\n\\tAssist the implementation of the corporate safety program.\\n\\tHave the necessary experience and knowledge to estimate all types of projects.\\n\\tWork with Accountants on detailed descriptions of change orders, request for proposals, and project overages.\\n\\tContinuously update job cost reports to insure projects are meeting stated goals and in current with all changes.\\n\\tUpdate and assess the monetary status of the job and take the necessary action to limit unnecessary job costs.\\n\\tCultivate relationships with sales representatives or potential trade contractors.\\n\\tImplement continuous improvement and lean production.\\n\\tEnsure all certificates and inspections have been obtained prior to project close out.\\n\\tMaintain good relations with prospective tenants, clients, owners, personnel and trade contractors.\\n\\tPerform all other duties assigned and those that may be necessary to achieve company and departmental goals\\n\\n\\n \\n\\nSUPERVISORY RESPONSIBILITIES\\n\\nDirectly supervise Expeditors and Assistant Construction Superintendents. Carry out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include interviewing, hiring, developing, and training employees with assistance from human resources; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.\\n\\n \\n\\nJOB REQUIREMENTS\\n\\n\\n\\tAbility to establish confidence with potential clients.\\n\\tKnowledgeable about all aspects of the construction process.\\n\\tIntuition to stay abreast with technological advancement and innovative design.\\n\\tStrong problem-solving skills; think outside the box and willingness to question the overall design.\\n\\tConceptual estimating:  Able to establish budgets for complete projects from early schematics.\\n\\tFast Track Budgeting / Estimating:  Able to protect budgets during early phases of construction while final drawings are still in development.  \\n\\tKnowledge of the detailed aspects in mechanical, electrical, structural and architectural reasoning.\\n\\tAbility to manage trade contractors and understand the timing of related tasks.\\n\\tStrong understanding of OSHA requirements and the ability to work well with Safety Officers, Safety Consultants and OSHA inspectors.\\n\\tWorking knowledge of energy efficient and sustainable design and construction.\\n\\tAbility to establish a positive rapport and maintain good working relationships with the owners and clients through the completion of the project.\\n\\tTrue desire to complete a project with conscious care, commitment and concentration.\\n\\tStress Management.\\n\\tActive member of the community.\\n\\tHigh degree of flexibility and tolerance for change. \\n\\tComputer literate. \\n\\tExcellent organizational and follow-through skills.\\n\\tAbility to carry out multi-task projects.\\n\\tAbility to work well with diverse groups or individuals.\\n\\tRegular and consistent attendance.\\n\\n\\n\\n \\n\\nEDUCATION and/or EXPERIENCE\\n\\nAssociate degree preferred in related field; 5+ years of experience.\\n\\n \\n\\nCOMPANY VALUES\\n\\n\\n\\n\\tDo the Right Thing.  Act Ethically.  We are responsible for our words, our actions and our results.\\n\\tBuild Relationships for Life.  At Work.
